Buying in a Gated Community

New Gated Communities in Estero, Florida: Recent and Still-Building Neighborhoods

New gated communities in Estero, Florida: which neighborhoods are recent or still building, builders, amenities and what to check before buying.

Several of the newest gated neighborhoods with Estero addresses sit along the Corkscrew Road corridor. If you are searching for new gated communities in Estero, Florida, this is where most of the options are, and they differ more than their brochures suggest. Some carry substantial CDD assessments, one has none, and one is still selling homes. This guide covers the recent and still-building communities in our Estero guides, the builders behind them, and what to check before you buy.

New Gated Communities in Estero, Florida: The Short List

Lee County’s parcel records date the homes in each community, which gives a clear picture of what is new. Among our Estero-area guides, these four are the recently built communities with documented details:

  • Verdana Village: homes built from 2022 to 2024, still selling.
  • The Place at Corkscrew: homes built from 2018 to 2022, now built out at 1,325 homes.
  • Corkscrew Shores: homes built from 2015 to 2020, around a 240-acre lake.
  • Preserve at Corkscrew: homes built from the mid-2000s through the 2010s, with a master association organized in 2012.

One detail matters for taxes and services. Verdana Village, The Place at Corkscrew and Corkscrew Shores sit in unincorporated Lee County with Estero addresses, while Preserve at Corkscrew is inside the Village of Estero. Check the property record for any home you consider.

Verdana Village: Still Building

Cameratta Companies is the land developer of Verdana Village, with homes by Lennar and Pulte, and Pulte was still actively selling as of August 2026. Lee County records show 1,509 residential units inside the current boundary in the county’s August 2026 data.

The amenity campus includes a sports complex with indoor and outdoor pickleball and tennis, an indoor basketball court, a resort-style pool, fitness center, restaurant, lounge and pool bar.

Costs come in layers. The association’s 2026 fee sheet lists $181 a month to the master association plus a neighborhood fee of roughly $161 to $221 a month depending on lot size, and one-time contributions at closing of about $5,000 to $6,250. A sampled 2025 tax bill showed a V-Dana CDD assessment of about $1,415. Leasing is allowed on written leases of 30 days or more, up to three times a year, and short-term rentals are not permitted under the recorded master declaration.

Because building continues, so does developer influence over the association. Under section 720.307 of the Florida Statutes, owners usually elect a board majority once 90 percent of the parcels have been conveyed to members and three months have passed, and the statute lists earlier triggers such as developer abandonment. Ask how many homes remain to be sold and which amenities are complete.

The Place at Corkscrew: Recently Built Out

Cameratta Companies is also the master developer here, with homes by Lennar and Pulte. Construction began in 2016, Pulte’s first models opened in 2017, and the community is now built out at 1,325 single-family homes.

Its amenities are among the most extensive in this corridor: a resort-style pool with waterslide and splash park, a restaurant and bar, a 24-hour fitness center, a racquet center with an on-staff racquet director, a playground and a staffed west-entrance gatehouse.

A sampled 2025 tax bill showed a Corkscrew Farms CDD assessment of $1,578.18. The name can confuse buyers: “Corkscrew Farms” was the project’s original plat name, so the district still carries it even though the community is marketed as The Place at Corkscrew.

Corkscrew Shores: No CDD

Pulte built Corkscrew Shores, about 647 single-family homes wrapped around a 240-acre lake, from around 2014. The lake allows non-gas boating, with a kayak and canoe launch and a fishing pier, and the clubhouse area includes an outdoor bar and restaurant, pool, fitness center and courts.

Its standout financial fact is the absence of a community development district. The sampled 2025 tax bill showed only the Lee County solid waste assessment of about $366, matching the community’s own “no CDD” marketing. Buyers do pay two one-time charges at closing: a resale contribution to the master association that the board sets each year (one 2026 listing showed about $2,175, so ask the association for the current amount) and a $1,500 irrigation fee to the community’s irrigation utility.

Preserve at Corkscrew: Newer, With a Differently Named CDD

Preserve at Corkscrew, inside the Village of Estero, has no golf course; its amenities center on a clubhouse with a resort-style pool, fitness center, tennis and pickleball courts and preserve walking paths.

It does carry a CDD, but not one bearing its own name. The district on the sampled 2025 bill is the Cypress Shadows CDD, named for the community’s main road, and it added $2,884.76 on that bill. That is a good example of why buyers should read the actual tax bill rather than search for a district by community name.

How They Compare With Estero’s Established Communities

Newer is not the only choice. Estero’s older gated communities, mostly built between the late 1980s and the mid-2010s, often trade a newer floor plan for a golf club or, in some cases, a lower CDD charge, though not always: Pelican Sound, Shadow Wood and Bella Terra all show CDD lines on their sampled bills. In our guides, Grandezza, Belle Lago, The Reserve at Estero, West Bay Club and Wildcat Run all showed no CDD line on their sampled 2025 tax bills. Grandezza, built by Stock Development from around 2000, includes a social membership with each home and offers optional, capped golf membership. The Reserve at Estero, a Toll Brothers community from around 2005, centers on its clubhouse instead of golf.

Older communities usually mean older roofs, air conditioners and water heaters, which affect insurance and maintenance budgets. Newer homes may carry CDD charges, but their roofs and systems may need little work for years, and they are built to more recent building codes. Ask for the age of each major system in an older home, and price replacements into your first five years of ownership. Weigh both sides with real numbers for the homes you are considering.

What to Check Before You Buy

  1. The CDD line on the tax bill. Among these four, sampled CDD assessments ranged from none at Corkscrew Shores to $2,884.76 at Preserve at Corkscrew. Look up the specific parcel through the Lee County Tax Collector, and ask how much of the charge repays bonds and for how many more years.
  2. Master and neighborhood dues. Newer communities often have two association layers, as Verdana Village does.
  3. One-time closing costs. Capital contributions and resale fees differ widely: Verdana Village’s 2026 fee sheet lists about $5,000 to $6,250, while Corkscrew Shores sets its resale contribution each year and adds a $1,500 irrigation fee.
  4. Leasing rules. Verdana Village and Corkscrew Shores both require leases of at least 30 days, no more than three times a year. Corkscrew Shores’ December 2025 rules also require an owner to hold a home for 365 days before first renting it, so read the current rules.
  5. Storm and flood exposure. All four show flood zone X across their mapped features in our guides. Verdana Village and The Place at Corkscrew sit in evacuation zone E, while Corkscrew Shores and Preserve at Corkscrew sit in zone D.
  6. Builder documents. If you buy new from the builder, read the contract, warranty and deposit terms, and have an independent inspector visit before closing.

Prices vary too. Lee County’s recorded qualified sales for the 12 months to late August 2026 show medians of about $553,000 at Verdana Village, $550,000 at Preserve at Corkscrew, $715,000 at The Place at Corkscrew and $880,000 at Corkscrew Shores.

This is general information. Confirm fees, CDD assessments and rules with each association and the Lee County Tax Collector, and have an attorney review documents before you sign.
