Estero is small, but it holds an unusual concentration of gated golf neighborhoods, most of them begun between the late 1980s and the early 2000s. Comparing golf communities in Estero, FL is less about the courses, which are all well established, and more about how each club is structured. Some include golf with every home, some include a social membership and sell golf separately, and one keeps the club entirely separate from the house. This guide compares the clubs in our Estero guides, with costs from their own documents and Lee County records.
How Golf Communities in Estero, FL Are Structured
Our Estero guides include eight communities built around golf. Their club arrangements fall into four groups:
- Bundled golf: every home includes golf membership. Copperleaf and Spring Run.
- Bundled amenities, golf terms vary: membership comes with the home, but golf access depends on the plan. Pelican Sound and West Bay Club.
- Social membership included, golf optional: Grandezza and Miromar Lakes.
- Club separate from the home: Shadow Wood. Wildcat Run’s guide also notes that the club, not the residential association, sets membership terms.
That structure decides two things buyers care about: what you pay every year whether you golf or not, and whether you can get a tee time when you want one. Identify it before you compare prices, because a lower list price in a bundled club can still cost more each year than a pricier home in an optional one.
Bundled Golf: Copperleaf, Spring Run and Pelican Sound
Copperleaf is a village of The Brooks, the Bonita Bay Group master community in Estero, and was built by Pulte. Membership in its 18-hole Copperleaf Golf Club is included with home ownership, so every household is a golf member. Residents also have access to the member-owned Commons Club at The Brooks, with a beach club on Little Hickory Island, a health and lifestyle center and a restaurant. Lee County records date its homes to 2001 and 2002.
Spring Run is another Brooks village with a bundled 18-hole course and the same Commons Club access. It is smaller, at about 227 residences in the county’s boundary layer, with homes built from 1998 to 2000.
Pelican Sound is a bundled golf-and-river community whose master association is the Pelican Sound Golf & River Club. A home purchase includes club membership, though its guide says what each membership level includes varies, with a 27-hole course, a river park with a boat shuttle toward the Gulf beach at Lovers Key and a kayak launch on the Estero River. Its sampled 2025 tax bill shows a River Ridge CDD assessment of $1,208.92.

West Bay Club: Bundled Amenities on the Bay
West Bay Club is a private bundled-amenity community. Buying a home includes membership with access to the Bay House clubhouse, an 18-hole golf course, Har-Tru tennis, a poolside cafe, a fishing pier toward Estero Bay and a private Gulf-front beach club on Little Hickory Island. Its guide notes that what golf and beach-club access each membership level includes, and any separate golf dues, varies, so confirm the plan for a specific home.
The community dates to the late 1990s, with homes built from 2000 to 2017. It sits in evacuation zone A, which is worth weighing alongside the water views, and its sampled 2025 bill showed no CDD line.
Social Membership Included, Golf Optional
Grandezza, built by Stock Development from around 2000, centers on The Club at Grandezza, with an 18-hole course designed by Darwin Sharp III with Gordon Lewis that opened in 2001 and a clubhouse of roughly 53,000 square feet. A home purchase includes a social membership covering dining, the resort pool, tennis, pickleball, fitness and events. Golf is a separate, optional purchase that its guide says has historically been capped at 400 golf members, so a serious golfer should confirm a slot is available. The sampled 2025 bill showed no CDD.
Miromar Lakes, just outside the Village in unincorporated Lee County, is built around a roughly 700-acre freshwater lake system with white-sand beaches. Membership in the Miromar Lakes Beach & Golf Club comes with the home and covers the beaches, clubhouse, marina, spa and courts, while golf is a separate, optional tier. Its sampled 2025 bill carried a Miromar Lakes CDD assessment of $5,712.89, the largest among our Estero guides.
Club Run Separately From the Home: Shadow Wood and Wildcat Run
Shadow Wood, another Bonita Bay Group community at The Brooks, offers 54 holes of golf, nine Har-Tru tennis courts, a fitness center, a heated lap pool and a private beach club on Bonita Beach. All of that belongs to the private, member-owned Shadow Wood Country Club, and membership is separate from owning a home. You buy the house first and decide about the club second.
Shadow Wood’s master association still carries real costs. Its 2026 budget lists assessments of $4,759 to $6,546 a year depending on the neighborhood, including fiber TV and internet. Neighborhoods with their own association charge separate dues.
Wildcat Run is among the oldest gated golf communities in our Estero guides, developed from the mid-1980s around the Wildcat Run Golf & Country Club. Because the course, clubhouse and dining are run by the club rather than the residential association, its guide notes that membership terms, including whether golf access comes with a home, vary by plan and should be confirmed with the club. The sampled 2025 bill showed no CDD.

Comparing Prices and Costs
Lee County’s recorded qualified sales for the 12 months to late August 2026 show a wide range of medians: about $575,000 at Wildcat Run, $585,000 at Pelican Sound, $650,000 at Spring Run, $756,000 at Grandezza and $850,000 at Copperleaf, with the high end at about $1.44 million at West Bay Club, $1.49 million at Miromar Lakes and $1.51 million at Shadow Wood. Some communities mix condominiums and villas with single-family homes, and the medians rest on 13 to 69 qualified sales each (only 13 at Spring Run and 17 at Copperleaf), so compare similar home types and treat the sampled tax-bill figures as examples, not quotes.
For any home, total the yearly cost:
- Master and neighborhood association dues.
- Club dues and minimums, whether bundled or optional.
- Any CDD assessment, which you can check on the parcel’s bill through the Lee County Tax Collector.
- One-time costs at closing, such as capital contributions, transfer fees or a club initiation.
Florida’s required disclosure summary for homes in mandatory associations also warns that there may be an obligation to pay rent or land use fees for recreational facilities as part of association membership. You can read that wording in section 720.401 of the Florida Statutes.
Storm exposure varies too. In our guides, Pelican Sound and West Bay Club sit in evacuation zone A, Spring Run in zone B, Copperleaf and Shadow Wood in zone C, Grandezza and Wildcat Run in zone D, and Miromar Lakes in zones C and D. Check the zone and flood zone for any address, and get insurance quotes early.
