Buyers who start looking in Southwest Florida often narrow the search to two names. Naples vs Fort Myers is a fair comparison, but not a simple one, because each name covers a city, a large unincorporated area and dozens of gated neighborhoods with very different costs. This guide compares the two through the lens of gated-community living: the kinds of communities, club structures, taxes, storm exposure and day-to-day life. We use the official data in our own guides wherever we can.
Two Counties, Two Sets of Rules
Start with geography. Fort Myers is in Lee County, and Naples is in Collier County, to the south. That county line matters more than the city names, because it decides your property appraiser, tax collector, emergency management office and many permitting rules.
Most gated communities in both places sit outside the city limits. Of the 26 Fort Myers communities in our guides, 16 are in unincorporated Lee County, nine are inside the City of Fort Myers and one is in the Village of Estero. All 17 of our Naples-area guides sit in unincorporated Collier County. So a “Naples” address often means Collier County rules, not the City of Naples.
Before you compare homes, check the jurisdiction on the property record. It affects your tax rate, your garbage service and which office you call for flood and building questions.
The Kinds of Gated Communities
Both areas offer golf communities, lake communities and newer master-planned neighborhoods. The mix differs.
Our Naples guides lean heavily toward club communities. Grey Oaks, Mediterra, Quail West, Pelican Marsh, Treviso Bay, TwinEagles and Vineyards are all built around golf, and newer neighborhoods such as Naples Reserve, Winding Cypress and Esplanade Golf & Country Club of Naples add resort-style amenity centers.
Our Fort Myers guides cover a wider spread. There are long-established golf clubs such as Fiddlesticks, Colonial Country Club, Heritage Palms and The Plantation; a 55+ community in Pelican Preserve; and non-golf neighborhoods such as Paseo, Botanica Lakes and Timber Creek.
The site’s own directory counts give a feel for scale. As of October 11, 2026, it lists 20 golf courses in Naples and 23 in Fort Myers, and 703 restaurants in Naples against 453 in Fort Myers. These are directory listings, not a count of every business.
Club Structures and HOA Costs
Club structure is often a bigger cost driver than the home price. Some communities bundle golf with every home, some sell membership separately, and some run equity clubs with a buy-in. Examples from our guides:
- Fort Myers, bundled: Colonial Country Club’s 2026 master assessment is $5,897 a year for Lakes Village homes and $11,975 for Golf Village homes, with club membership included. Heritage Palms lists $9,441 a year per home for 2026, which also covers bulk cable and internet and a $550 capital-improvement assessment; the club also lists a separate $500 food-and-beverage minimum, so it is not directly comparable with Colonial’s master assessment.
- Fort Myers, mandatory equity: at Fiddlesticks, every homeowner holds an ownership interest in the club.
- Naples, optional: at Vineyards and Mediterra, club membership is sold separately from the home.
- Naples, equity or two-tier: Quail West and Pelican Marsh have equity clubs, while Treviso Bay pairs golf homes that carry a mandatory equity membership with social homes that do not.
So two homes at the same price, one in each city, can carry very different yearly costs. Ask for the full cost of ownership, including club dues, master and neighborhood association fees, capital contributions and any community development district assessment.
Naples vs Fort Myers Home Prices
Fort Myers prices in our guides span a wide range. In Fort Myers, our guides draw on Lee County’s recorded sales. Over the 12 months before late August 2026, median prices of qualified sales ranged from about $338,000 at Lindsford and $365,000 at Paseo and The Forest to $735,000 at Heritage Palms, $925,000 at Esplanade Lake Club and roughly $1.87 million at WildBlue. Gateway’s median was lower, at $185,000, because most of its homes are multifamily units rather than single-family houses.
Our Naples guides use Collier County data that does not include those sales summaries, so we do not print a comparable Naples figure. To compare like for like, use each county property appraiser’s sales search on the same home type and size. The Collier County Property Appraiser and the Lee County Property Appraiser both publish recorded sale prices.
Property Taxes
Both counties build your bill the same way: assessed value, minus exemptions, times the combined millage of every taxing authority for your parcel, plus non-ad valorem assessments such as garbage or CDD charges.
In Fort Myers, Lee County’s 2025 millage book gives the total rate for each district. Among our Fort Myers guides, total rates ran from 10.9125 mills in the Lehigh Acres fire district to 16.5034 inside the City of Fort Myers. Most unincorporated fire districts fell between about 13.1 and 13.6 mills, and the Tice fire district was 14.6625. A home in the city therefore pays a noticeably higher rate than a similar home in much of unincorporated Lee.
Collier does not have one combined rate. The total depends on the city, fire district and special districts for each parcel, so use the Collier Property Appraiser’s tax estimator for a specific home. Our companion article on Collier County property taxes walks through that bill.
Storm and Flood Exposure
Neither area is free of storm risk, and both have communities in every evacuation zone. In our Naples guides, Audubon and Treviso Bay sit in evacuation zone A, while Vineyards, Quail West and TwinEagles sit in zone E. In Fort Myers, Verandah, The Forest and Shadow Wood Preserve are in zone A, while Timber Creek and Hampton Park are in zone E.
Flood zones vary just as much from one community to the next. Look up both zones for any address, and get flood and wind insurance quotes early. Insurance can change the monthly cost of a home as much as the price difference between two cities.
Daily Life and Getting Around
Southwest Florida International Airport has a Fort Myers address. Many of our Fort Myers communities sit close to it; The Plantation and Arborwood Preserve are about 2.5 straight-line miles away, and the farthest guide, Verandah, is about 11 miles. Naples is farther from that airport, so time the drive yourself.
Naples is known for its Gulf beaches, downtown shopping streets and dining, and our directory counts reflect a larger restaurant scene. Fort Myers offers a riverfront downtown, the Caloosahatchee, and quicker access to Cape Coral and Lee County’s islands. Visit both areas on a weekday at rush hour before you decide, and time the drives that matter to you.
When buyers finally choose, a few questions usually settle it:
- Do you want golf every week? Then compare bundled clubs in both areas on total yearly cost, not just the home price.
- How often will you fly? Frequent travelers often value a short drive to the airport.
- Which county’s offices will you deal with? Homestead filing, flood questions and permits run through the county or city where the home sits.
- What evacuation zone can you accept? Both areas have inland communities in higher-lettered zones and coastal ones in zone A.
- Will you live there all year? Seasonal owners may weigh home watch, gate access rules and storm-season plans more heavily.
Write your answers down before you tour. It keeps a beautiful clubhouse from deciding a question that taxes, insurance or a commute should answer.
This is general information. Confirm taxes, insurance and club costs for any specific home with the county offices, the association and a licensed insurance agent.
