Cost of Living in Fort Myers: Housing, Taxes, Insurance and HOA Fees

The cost of living in Fort Myers for homeowners: prices, insurance, property taxes, HOA dues, utilities and the costs newcomers miss.

National cost-of-living rankings rarely capture what owning a home in Southwest Florida actually costs. The cost of living in Fort Myers depends heavily on which side of a city line you live on, whether your community carries a CDD, and what your insurer charges for wind and flood. This guide breaks the budget into its real parts for homeowners, using official figures from Lee County records and the communities in our guides, and points out the costs newcomers most often miss.

Housing: The Cost of Living in Fort Myers Starts With the Parcel

Home prices in Fort Myers gated communities span a wide range. Lee County’s recorded qualified sales for the 12 months to late August 2026 show medians of about $338,000 at Lindsford, $365,000 at Paseo and The Forest, $500,000 at Pelican Preserve and Colonial Country Club, $610,000 at The Plantation, $735,000 at Heritage Palms and $925,000 at Esplanade Lake Club. WildBlue, at the top, posted a median near $1.87 million.

Some of those communities mix single-family homes with villas and condominiums, which pulls their medians down, so compare similar home types. Gateway, where most homes are multifamily units, recorded a median of $185,000.

The purchase price is only the start. The recurring costs below can add thousands of dollars a year, and they vary as much from one community to the next as prices do.

Property Taxes and Non-Ad Valorem Charges

Your Lee County tax bill has two parts. Ad valorem taxes are your taxable value times the combined millage of every taxing authority for your parcel. Non-ad valorem assessments are flat charges for services or districts.

Jurisdiction drives the millage. In Lee County’s 2025 millage book, the total for parcels inside the City of Fort Myers was 16.5034 mills, while several unincorporated fire districts in our guides totaled 13.2715 to 13.4125 mills and the Tice fire district totaled 14.6625. On $400,000 of taxable value, the gap between 13.4125 and 16.5034 mills works out to about $1,236 a year.

The non-ad valorem side varies just as much. Sampled 2025 bills for homes in our Fort Myers guides show:

  • City of Fort Myers homes carrying a $218 fire rescue charge, a $240.55 residential solid waste charge, a $36.56 county solid waste assessment and, in some areas, a stormwater charge.
  • Unincorporated homes typically carrying a county solid waste assessment of about $349 to $366 instead.
  • CDD assessments on the sampled bills ranging from $375 at Heritage Palms to about $3,000 at Paseo and Verandah East, and $3,683 at WildBlue.

Put together, the difference is easy to see. Pelican Preserve’s sampled bill, inside the city and in the Gateway Services CDD, carried $1,681.09 in non-ad valorem charges. Fiddlesticks, in unincorporated Lee with no CDD line, carried $366.39. That gap of more than $1,300 a year comes before a single dollar of ad valorem tax.

Fiddlesticks, Reflection Lakes and The Forest showed no CDD line on their sampled bills. Every CDD figure depends on the lot and home type, so look up the specific parcel through the Lee County Tax Collector before you buy.

Homestead and Your First-Year Tax Bill

If the home becomes your permanent residence as of January 1, file for the homestead exemption with the Lee County Property Appraiser by March 1. The exemption reduces your taxable value, and the Save Our Homes cap then limits how fast the assessed value of your homestead can rise each year.

Plan for one surprise. When a home sells, its assessed value generally resets to market value for the next tax year. If the seller held a homestead for many years, your first bill can be much higher than theirs, so use the purchase price as a starting point for your estimate, not the seller’s last bill.

Insurance: Wind and Flood

For many Fort Myers owners, insurance is the most volatile line in the budget. Premiums change quickly and depend on the home, and these factors move them most:

  • Roof age and type. Insurers look closely at roofs, and Florida law bars an insurer from refusing to issue or renew a homeowner policy solely because of the age of a roof under 15 years old.
  • Wind mitigation features, such as roof-to-wall connections and opening protection, which can qualify for premium discounts.
  • Home age. Older homes may need a four-point inspection of the roof, electrical, plumbing and HVAC before an insurer will write a policy.
  • Flood zone and elevation. Flood insurance is a separate policy, and lenders require it for federally backed mortgages in high-risk zones.

Evacuation zones, which reflect storm-surge risk and are separate from FEMA flood zones, also vary across our guides. Verandah, The Forest and Shadow Wood Preserve sit in evacuation zone A, while Timber Creek and Hampton Park sit in zone E. Check both the evacuation zone and the flood zone for any address. Get wind and flood quotes before you make an offer, not after.

HOA, Club and Community Costs

Association costs range from modest dues to a club budget. A few published examples from our guides:

  • Colonial Country Club: a 2026 master assessment of $5,897 a year for Lakes Village homes or $11,975 for Golf Village homes, with club membership included, plus $225 a quarter for bulk cable and internet.
  • Heritage Palms: $9,441 a year per home for 2026, including bundled golf, plus neighborhood association dues.
  • Marina Bay: $954 a quarter for a single-family home or $1,350 a quarter for a twin villa on its last published budget, from 2023.

Ask every association for its current budget, reserve study status and any approved special assessments. One-time costs at closing belong in your budget too. Colonial’s 2026 packet lists a $4,700 community capital contribution, plus $5,000 more for Golf Village buyers, and Heritage Palms lists a $7,500 resale capital assessment and a $500 membership transfer fee paid by the buyer.

Sales Tax, Utilities and Everyday Costs

Florida has no personal income tax, which helps many household budgets. Sales tax makes up part of the difference. The state rate is 6 percent, and the Florida Department of Revenue’s 2026 discretionary sales surtax schedule lists a 0.5 percent surtax for Lee County, in effect from January 1, 2019, through December 31, 2028. That makes 6.5 percent on most taxable purchases.

Florida Power & Light serves the communities in our Fort Myers guides, according to the service-territory data in each guide. Water and sewer come from City of Fort Myers Utilities, Lee County Utilities or the Gateway Services District, depending on location, and summer air conditioning drives electric bills higher. Many gated communities include bulk cable and internet in their dues, which can offset a monthly bill you would otherwise pay.

A simple way to build your own estimate is to list each recurring cost for the exact home you are considering:

  1. Mortgage principal and interest.
  2. Ad valorem property tax, estimated from the purchase price and the parcel’s millage.
  3. Non-ad valorem charges and any CDD assessment from the current bill.
  4. Wind and flood insurance quotes.
  5. Master, neighborhood and club dues.
  6. Electric, water and any services not included in dues.

Groceries, dining and services follow the season. Winter brings more residents and visitors, busier roads and fuller restaurants, while summer is quieter. Price a typical week of shopping and dining in both seasons before you set your budget.

This is general information. Confirm taxes, assessments, dues and insurance for any specific home with Lee County offices, the association and a licensed insurance agent. Our resources page links the official offices.
