Amenities — resort amenities owned by Arborwood Preserve Property Owners Association, centered on the 23,000+ sq ft Town Center (amenity list compiled from Lennar's community materials and market descriptions, so confirm current amenities with the association) — include a 23,000+ sq ft Town Center clubhouse with a movie theater, card room and multipurpose room, a resort-style swimming pool, a fitness studio and an arts-and-crafts studio, a coffee lounge, four lighted tennis courts, four pickleball courts, two bocce courts, an outdoor dining area, bar and firepit, a gated entry.

On paper, the community sits in evacuation zone D, and all of its mapped flood features (100%) fall in zone X, outside the high-risk flood area. The average assessed just value across its 610 residential parcels was $426,676 in the county's 2026 roll.

Two facts shape the cost side of ownership at Arborwood Preserve more than the amenity brochure does. First, this is a CDD community: a sampled 2025 tax bill carries an Arborwood CDD assessment of about $1,129 as a recurring non-ad-valorem line, on top of City of Fort Myers millage and the usual fire, stormwater and solid-waste charges — together roughly $1,662 in non-ad-valorem items on that one bill. That district financing is the trade a buyer should weigh first, because it is a fixed annual cost that runs independent of the home's assessed value. Second, despite sitting in a golf-dense pocket of Fort Myers — three courses fall within roughly two miles — Arborwood Preserve has no course of its own. The amenities here are social and recreational rather than a club: a 23,000-plus-square-foot Town Center with a resort-style pool, fitness and arts-and-crafts studios, four tennis courts, four pickleball courts and two bocce courts, all owned by the Arborwood Preserve Property Owners Association. Golf, if you want it, is a neighbor's, not a bundled membership.

The names reward a careful listing search. Arborwood Preserve is the namesake neighborhood within the wider Arborwood development plan — which also includes The Plantation, Botanica Lakes and Marina Bay — and the district on the bill is the shared Arborwood CDD rather than one unique to the Preserve. The homes themselves are gated single-family construction built largely between 2017 and 2022, marketed as "WCI at Arborwood Preserve by Lennar."

A couple of practical notes for anyone getting serious: the community falls in evacuation Zone D and FEMA flood zone X, and a sampled in-community address showed two fiber providers, Blue Stream Fiber and Quantum Fiber, available. Confirm current dues, CDD terms, amenity access and any rules directly with the association — this page is an independent, records-based starting point, not affiliated with the HOA, developer or any club.
