On paper, the community sits in evacuation zone D, and all of its mapped flood features (100%) fall in zone X, outside the high-risk flood area. The average assessed just value across its 1,755 residential parcels was $410,236 in the county's 2026 roll.
The single fact that shapes cost at Bella Terra more than any amenity is its community development district. Unlike the no-CDD communities scattered across the Estero market, Bella Terra sits inside the Habitat CDD — and that district, not the homeowners' association, owns and maintains the clubhouse, pool, lakes, preserves, and roads. On one sampled 2025 Lee County tax bill, the non-ad-valorem line came to $1,341.24: a $974.85 Habitat CDD assessment plus $366.39 for county solid waste. That structure cuts both ways. It funds an unusually deep amenity package — a 7,000-square-foot clubhouse, a resort-style pool with spa and waterfall, a fitness center, and courts for tennis, pickleball, basketball and bocce, plus multi-use ball fields, a skate park and more — but every owner helps carry the district whether or not they ever use it. Worth flagging: none of that amenity set includes a golf course. The courses that surface nearby on a map — Wildcat Run, Stoneybrook, Grandezza — are separate clubs, not part of Bella Terra.
The governance is layered in a way that matters on a listing search. Bella Terra is a single master community of 1,563 single-family homes, built out roughly between 2005 and 2013 by Lennar Homes and its U.S. Home division, but neighborhood associations sit beneath the master. That is why leasing rules can differ block to block: the master declaration sets a thirty-day minimum lease with no annual cap, yet a neighborhood association is expressly allowed to impose stricter terms.
A few practical notes: the community is gated and mapped in evacuation Zone D, and fiber-to-the-home service (Hotwire) is available alongside cable and copper DSL. Confirm current dues, assessments, and any neighborhood-level rules directly with the association before you commit.
