But the marquee amenities most people picture with the name — five championship golf courses, 16 Har-Tru tennis courts, 15 pickleball courts, a championship croquet lawn, and a fitness center and spa — belong to the separate, member-owned Bonita Bay Club, and membership is not included when you buy. That cuts the opposite way from bundled-golf communities: you don't help fund a club you may never use, but guaranteed course access is bought separately, and it belongs in your budget before a listing wins you over.

Bonita Bay carries no community development district, so on one sampled 2025 tax bill the recurring non-ad-valorem charges came to about $408 — City of Bonita Springs stormwater plus a Lee County solid-waste assessment — rather than the multi-thousand-dollar CDD line common across the newer Estero and Fort Myers market. Governance is worth understanding too: Bonita Bay is a master association whose individual neighborhoods each record their own declaration, so pet, parking, fence, and leasing rules in your specific neighborhood can be firmer than the 1985 master covenants alone suggest.
A couple of practical notes: the community sits in evacuation zone A, so a storm-season plan is worth confirming, and homes here were largely built between 1988 and 2006.
