Two features define the decision at Bonita National more than any single line on the amenity sheet: bundled golf and a CDD. Membership in the Gordon Lewis-designed 18-hole course comes attached to the home rather than sold separately, so every owner has guaranteed access to the club and every owner helps fund it whether or not they ever play. Layered on top is cost structure. Bonita National sits inside a community development district, and the confusion starts with its name: on a sampled 2025 tax bill the district is recorded as the Beach Road Golf Estates CDD, named for the former golf-estates land Lennar built on rather than for the community itself. That district accounted for about $2,046 of roughly $2,455 in non-ad-valorem assessments on that one bill, alongside City of Bonita Springs stormwater and Lee County solid waste. Both the golf and the CDD are recurring commitments worth weighing before the finishes.
It also helps to understand how the community is put together. Lennar opened Bonita National Golf & Country Club in spring 2014 and planned roughly 1,489 residences in all — about 687 single-family homes plus around 802 condominiums and attached homes across the Terrace, Veranda, Coach, Manor and Estate product lines — so a listing search surfaces several housing types under one gated master association, managed by Troon and legally recorded as Bonita National Homeowner's Association, Inc. Homes in the county's mapped single-family core were built largely between 2015 and 2021.
