BrightwaterFAQs

Questions residents ask

Is Brightwater gated?
Yes — Lee County records list it as a gated community.
What evacuation zone is Brightwater in?
It spans zones A · B · C · D, per Lee County Emergency Management (checked September 2026). Always confirm your exact address on the county's official lookup before a storm. Check your address ↗
What day is trash pickup in Brightwater?
Friday, per the county's collection map (checked September 2026).
What county commission district represents Brightwater?
District 5 — Commissioner Trish Petrosky, per Lee County GIS (checked September 2026).
Who is developing Brightwater, and which builders are building homes there?
Brightwater is a master-planned community developed by Metro Development Group around one of its signature Crystal Lagoons, the first Lagoon community in North Fort Myers. Multiple national builders build homes inside the master plan rather than a single builder: D.R. Horton, Lennar, DRB Homes, M/I Homes and Pulte have all built product at Brightwater, with the 55-and-older sub-neighborhood, The Shores at Brightwater, built out by D.R. Horton's Freedom Homes division and reported to be sold out as of early 2026 (Metro Development Group's site, checked September 2026; confirm current availability with the builder).
Is Brightwater a 55+ community?
The master Brightwater community is all-ages, not age-restricted — Metro Development Group markets it broadly as a family lagoon community. Within Brightwater, however, one sub-neighborhood, The Shores at Brightwater, is a separate, gated 55-and-older active-adult section with its own dedicated amenity center, built by D.R. Horton's Freedom Homes division; Metro Development Group's own site labels this section "Gated 55+ Active Adult" and shows it as sold out (checked September 2026). Anyone specifically shopping for age-restricted housing at Brightwater should confirm whether a given listing sits inside The Shores at Brightwater or the surrounding all-ages master community, since the age rules differ by section.
What is the difference between the Brightwater HOA and the Brightwater CDD?
Brightwater has both a homeowners association and a Community Development District (CDD), and the two charge for different things. The CDD is a local special-purpose government that finances and maintains major infrastructure — roads, drainage and similar improvements — with its assessment collected through the annual property tax bill; the Brightwater Master Homeowners Association, Inc. is a private, nonprofit corporation that enforces community rules, maintains the lagoon and other shared amenities, and bills dues separately from the tax bill. Budgeting for a home at Brightwater means accounting for both a CDD line on the tax bill and separate HOA dues (general CDD/HOA structure as explained by the association's property manager, Kai, checked September 2026; confirm the current CDD assessment and HOA dues amounts directly with Kai or the Lee County Tax Collector before relying on them).
Is Brightwater in a flood zone?
Its mapped flood features break down as 53% zone AE (high-risk area), 28% zone X (shaded) (reduced-risk area), 17% zone X (outside the high-risk area), 2% zone X . That's county map data — not a flood determination for insurance or lending purposes — so check your parcel on the official lookup.
