Cape Harbour is easiest to understand if you separate the part that is gated and private from the part that is deliberately public. The public part is Marina Village — the cluster of waterfront restaurants, shops, an amphitheater, and the full-service yacht marina that anyone can drive to, dock at, or eat at. Both carry the Cape Harbour name, but only one of them is behind the gate, and a buyer should know that living here means living next to a genuine destination, with the foot traffic and the liveliness that implies.
The reason people buy here is the water. Cape Harbour is a Gulf-access boating community built around its marina, and the residences — especially the towers — are oriented toward the basin and the canals rather than a golf course or an inland lake. If deep-water, no-bridge access to the Gulf is the point of moving to Cape Coral for you, this is one of the addresses that delivers it, along with a walkable marina district most canal-front neighborhoods do not have. There is a layer worth understanding: above the individual condominium sub-associations that run each tower sits this single master community association, which is the body that governs the shared residential experience. That structure is normal for a community that mixes single-family, coach-home, and high-rise product, but it means a condo buyer here answers to two associations, not one.
