Corkscrew ShoresAbout

About Corkscrew Shores

Corkscrew Shores is a gated community of 647 single-family homes in Estero. Day to day, the nearest golf course, Wildcat Run Golf & Country Club, is about 2.1 miles straight-line from the community's center; the nearest library, South County Regional Library, is about 4.6 miles away; the nearest emergency room, HCA Alico Rd Emergency Room, about 6.2 miles.

Amenities — resort amenities owned by Corkscrew Shores Master Association, centered on the 240-acre lake (amenity list compiled from the community's own site and market descriptions, so confirm current amenities with the association) — include the 240-acre lake with non-gas boating, a kayak/canoe launch and a fishing pier, the Captain's Club outdoor bar and restaurant, a resort-style pool, a clubhouse with a fitness center and movement studio, tennis, pickleball and bocce courts, a fire pit and lakefront gathering areas, walking trails and a play field, a gated entry.

On paper, the community sits in evacuation zone D, and all of its mapped flood features (100%) fall in zone X, outside the high-risk flood area. The average assessed just value across its 712 residential parcels was $671,473 in the county's 2026 roll.

Two structural facts separate Corkscrew Shores from much of the newer Estero and Fort Myers market, and a buyer should weigh both before the amenity photos. The first is cost structure. Unlike the CDD-financed subdivisions that fill this corridor, Corkscrew Shores carries no community development district: the sampled 2025 Lee County tax bill shows a single non-ad-valorem line — the Lee County Solid Waste Assessment, about $366 — and no CDD assessment at all, which matches the community's own "no CDD" marketing. In a market where multi-thousand-dollar CDD charges are routine, that absence is the community's clearest financial distinction. Sitting in unincorporated Lee County under the Estero Fire district (millage code 079, rate 13.2005), the recurring public charges here stay unusually lean.

The second is what the place is built around. Where many nearby communities organize life around a bundled golf club, Corkscrew Shores is a lake community — its resort amenities, owned by the Corkscrew Shores Master Association, center on a 240-acre lake with non-gas boating, a kayak and canoe launch, and a fishing pier, alongside the Captain's Club outdoor bar and restaurant, a resort-style pool, a clubhouse with fitness center, and tennis, pickleball and bocce courts. No golf club is attached to the home, so there are no club dues you fund whether or not you play; several courses do sit within a few miles for anyone who wants them separately. Pulte Homes built the community, with most homes dating from 2015 to 2020, and it is governed as a single gated master association rather than a cluster of sub-neighborhoods.

A few practical notes before you get serious: the community falls in evacuation zone D and FEMA flood zone X, and fixed-broadband options run from Quantum Fiber to Xfinity cable — confirm both at the specific address. Confirm current dues, amenities and rules directly with the association. This page is an independent, records-based starting point, not affiliated with the HOA, builder, or developer.
