About Creekside Run
Creekside Run is a gated community of 69 residential parcels in Punta Gorda.
Amenities — Split between neighborhood-private amenities inside Creekside Run and the wider, public town of Babcock Ranch (see urls_note for the BRRA/BRCISD structure). — include a neighborhood swimming pool, a cabana, a playground, a gated entry.
On paper, the community sits in evacuation zone D, and most of its mapped flood features (75%) fall in zone X, outside the high-risk flood area.
Creekside Run is a 100-acre gated neighborhood in Babcock Ranch's MidTown district with an unusual wrinkle for a buyer to understand up front: two different builders are active here. Christopher Alan Homes launched the community in 2023 with modern-farmhouse-style single-family homes and sold nearly 30 homes in its first four months of marketing; since then, Dream Finders Homes has joined the neighborhood and is building 226 of the community's roughly 291 total planned homesites. That means two builders' floor plans, price points and finish packages can sit side by side inside the same gated community, so a buyer should confirm which builder is behind a specific lot or resale home before assuming it matches either company's standard offering.
Scale-wise, Charlotte County GIS shows 69 homes built against 224 vacant, platted homesites as of September 2026 — meaning the community is still in its early construction years, with the bulk of its eventual footprint yet to be built. Homes across both builders span roughly 1,450 to 3,550 square feet, and Christopher Alan's original pricing started in the mid $300,000s; current pricing from either builder should be confirmed directly, as builder pricing shifts with the market and with phase. Planned neighborhood amenities are modest and residential in scale — a pool, cabana and playground — rather than a large clubhouse.
Governance follows the same two-tier pattern as every Babcock Ranch neighborhood: no Sunbiz-registered homeowners' association specific to Creekside Run has been filed yet, which is consistent with a community this early in build-out and with two builders still actively selling. Above whatever neighborhood-level HOA eventually governs Creekside Run sits the town-wide Babcock Ranch Residential Association (BRRA), managed by CCMC, which funds shared amenities and lifestyle programming, with infrastructure separately funded through the Babcock Ranch Community Independent Special District's non-ad-valorem assessment. Control of the neighborhood association will pass to residents at turnover under Florida law once enough homes have closed.
On the records side, county data places Creekside Run mostly in flood zone X (about three-quarters of the boundary) with the remainder in AE, inside hurricane evacuation zone D, within the Charlotte County Fire & EMS Station 9 first-due area, and on Florida Power & Light's service territory. Babcock Ranch itself is not gated — its roads, Founder's Square and schools are open to the public — so the gate here is specific to Creekside Run as a neighborhood. Given the dual-builder situation and the community's early stage, a buyer's first calls should be to both builders' sales offices to confirm which sections each is building, current HOA status, and anticipated turnover timing. Confirm current dues, assessments and any rules directly with the association once formed; this page is an independent, records-based starting point and is not affiliated with the community, its builders or any developer.
