About Crescent Lakes
Crescent Lakes is a gated community of 280 residential parcels in Punta Gorda.
Amenities — Split between neighborhood-private amenities inside Crescent Lakes and the wider, public town of Babcock Ranch (see urls_note for the BRRA/BRCISD structure). — include a private amenity center with a pool and cabana, pickleball courts, a sports court, a gated entry.
On paper, the community sits in evacuation zone D, and most of its mapped flood features (67%) fall in zone X, outside the high-risk flood area.
Crescent Lakes is a gated Meritage Homes community in Babcock Ranch's MidTown phase, built out across three distinct product lines under one gate: the compact Premier Series, the mid-size Reserve Series, and the larger Signature Series, ranging overall from about 1,269 to 2,791 square feet. That range matters for a buyer comparing listings here, since Crescent Lakes homes can vary substantially in size and price while sharing the same neighborhood amenities and HOA.
On scale, the numbers need a caution flag. Aggregator listings describe a build-out of 360-plus homes, and Charlotte County GIS shows 280 homes built against 85 vacant platted homesites as of September 2026 — a total of roughly 365, which lines up with the aggregator figure. Treat the ~360–365 figure as the current estimate and confirm the builder's latest total directly. At 280 of roughly 365 homes already built, Crescent Lakes is well along in construction, closer to finished than several of its Babcock Ranch neighbors.
Governance follows the same two-tier structure as the rest of Babcock Ranch: no Sunbiz-registered homeowners' association specific to Crescent Lakes has been confirmed, though given how much of the community is built, a neighborhood HOA is very likely already filed and operating — verify this directly with Meritage's sales office or a title search before relying on it. Meritage remains in control of the association board until turnover under Florida law. Above the neighborhood level sits the town-wide Babcock Ranch Residential Association (BRRA), managed by CCMC, funding shared amenities and lifestyle programming, with infrastructure separately funded through the Babcock Ranch Community Independent Special District's non-ad-valorem assessment.
On the records side, county data splits Crescent Lakes roughly two-thirds flood zone X and one-third AE, inside hurricane evacuation zone D, within the Charlotte County Fire & EMS Station 9 first-due area, and on Florida Power & Light's service territory. Babcock Ranch itself is not gated — its roads, Founder's Square and schools are open to the public — so the gate here applies specifically to Crescent Lakes as a neighborhood inside the wider town. Inside the gate, Crescent Lakes' own amenity center adds a pool and cabana, pickleball courts and a sports court, and residents can also draw on the wider town's shared amenities — Founder's Square's shops and restaurants, the parks and trail network, and Babcock Ranch's two on-site charter schools, Babcock Neighborhood School and Babcock High School (confirm current attendance zones with the district). Confirm current dues, the exact total home count, turnover status and any rules directly with Meritage Homes and the HOA; this page is an independent, records-based starting point and is not affiliated with the community, its builder or any developer.
