About Esplanade at Starling
Esplanade at Starling is a gated community of 42 residential parcels in Punta Gorda.
Amenities — Neighborhood-private amenities, owned/operated by the community's HOA once turned over; not part of the wider town of Babcock Ranch (this community is a separate, standalone Taylor Morrison development near Burnt Store Rd). — include a resort-style pool, a state-of-the-art fitness center, spa services, culinary/dining experiences (planned), a bark park (open), tennis courts (open), pickleball courts (open), a gated entry.
On paper, the community sits in evacuation zone D.
Esplanade at Starling is a new Taylor Morrison community taking shape off Burnt Store Road in Punta Gorda, and as of September 2026 it is still very early in that process: Charlotte County GIS records show 42 homes built against 418 vacant, platted homesites inside the recorded Starling plat boundary, against a builder plan for roughly 774 single-family homes. That gap matters for a buyer more than almost anything else on this page — this is a community you would be buying into during active construction, with years of building activity still to come before it reaches its planned size, not a finished, settled neighborhood.
The community is gated, and Taylor Morrison's plan for the finished product includes a resort-style pool, a fitness center, spa services and dining, alongside a bark park, tennis courts and pickleball courts that are already open to residents. Homes span a wide range, from about 1,364 to 4,591 square feet, with builder pricing quoted from the $310,999s into the $828,990s as of checks in September 2026 — builder pricing moves often, so treat any number here as a starting point rather than a current quote.
On governance, this is a textbook developer-controlled HOA in its earliest stage: no Sunbiz-registered homeowners' association has been filed yet for Esplanade at Starling, which is consistent with a community this early in build-out — many builder communities do not file their permanent HOA entity until enough homes have closed to justify it, and control does not pass to resident owners until turnover under Florida law (Fla. Stat. 720.307). A buyer here should ask the sales office directly which entity currently governs the community, what association documents exist today, and what the anticipated turnover timeline looks like given the pace of construction.
On the records side, county data places the community roughly evenly split between flood zones D and X, inside hurricane evacuation zone D, within the Charlotte County Fire & EMS Station 5 first-due area, with Friday solid-waste collection on the unincorporated-county schedule, and Florida Power & Light as the electric provider. Esplanade at Starling is not part of Babcock Ranch — it sits separately along Burnt Store Road, in the same general corridor as other Charlotte County gated communities like Heritage Landing, rather than inside the solar town to the east. One age note: at least one listing aggregator markets the community under an “active lifestyle” label, but no recorded 55+ age restriction has been confirmed, so treat this as an all-ages community pending direct confirmation of the governing documents. Confirm current dues, HOA status, membership terms and any rules directly with the builder and, once formed, the association; this page is an independent, records-based starting point and is not affiliated with the community, its builder or any developer.
