Amenities — resort amenities centered on the 352-acre Lake Como (amenity list compiled from Taylor Morrison's community materials and market descriptions, so confirm current amenities with the association) — include the 352-acre Lake Como with recreational boating, a community marina, boat ramp and dry storage, a lakefront promenade and recreational dock (with select individual resident boat docks), a resort-style pool, the outdoor Bahama Bar & Grill, the Koquina Sand Spa with a lakeside spa cabana, tennis, pickleball and bocce courts, a kayak launch and waterfront walking trails, a full-time on-site Lifestyle Manager, a gated entry.
On paper, the community sits in evacuation zone D, and all of its mapped flood features (100%) fall in zone X, outside the high-risk flood area. The average assessed just value across its 863 residential parcels was $1,078,980 in the county's 2026 roll.
The first thing to understand about Esplanade Lake Club is its cost structure, because it sits on the opposite side of a line that divides much of the newer Fort Myers market. This is a CDD-financed community: on one sampled 2025 in-community tax bill, the Esplanade Lake Club Community Development District line came to $3,385.55 — the largest of the non-ad-valorem assessments, which totaled $3,751.94 including the Lee County solid waste charge. That district assessment is separate from ad valorem property taxes and from HOA dues, and it recurs whether or not you use every amenity, so it belongs at the top of a prospective buyer's math rather than as a footnote. Amounts vary by lot and home type, so treat the sample as illustration, not a quote.
The second thing to understand is that this is a lake community, not a golf community, and the two names can blur on a listing search. Life here is organized around the 352-acre Lake Como: a community marina, boat ramp and dry storage, a lakefront promenade with a recreational dock, a kayak launch, plus a resort-style pool, the outdoor Bahama Bar & Grill, the Koquina Sand Spa, and tennis, pickleball and bocce. There is no golf course inside the gates — the nearest courses are neighboring clubs. Note too that "Esplanade" is a Taylor Morrison brand, but homes were built by Taylor Morrison along with Pulte Homes and Seagate Development under one roughly 778-acre master plan launched in 2019, a mix of single-family homes and twin villas.
A couple of practical notes for anyone getting serious: homes here date to the 2020–2024 build era, the community sits in evacuation zone D and flood zone X, and the FCC has not yet mapped its streets, so broadband options are pending verification.
