Gateway Greens is the gated golf core of Gateway, a master-planned development in unincorporated Fort Myers that sits just north of Southwest Florida International Airport and east of I-75 (JetBlue Park, the Red Sox spring-training home, is nearby). Two things shape a purchase here. The first is what you're buying into: roughly 1,341 residences — mostly condominiums and coach homes with some single-family villas — across several villages, all governed by one master association (Gateway Greens Community Association, Inc.) and wrapped around a private Tom Fazio golf course. The second is that the golf is a separate decision: The Club at Gateway is a members-only club whose membership does not come with your home, so if golf is the reason you're looking, budget for it on top of your HOA dues. The core also sits in the Gateway Services Community Development District, so expect a CDD line on the tax bill.
