Grey Oaks is defined by a number almost no other Naples club can claim: three championship golf courses — the Pine, the Palm and the Estuary — inside a single in-town gate. For a golfer that is the whole story; for everyone else it signals what kind of community this is. Grey Oaks is a private country-club community, developed by Halstatt (the Sproul family, on land from the Barron Collier estate) as roughly 900 residences of single-family homes, coach homes and villas on about 1,000 acres just off Airport-Pulling Road, minutes from downtown Naples. Club membership is the entry point to the amenities and is separate from owning a home here — a distinction a buyer should confirm early, because the golf, the roughly 63,000-square-foot clubhouse, the 30,000-square-foot wellness center, the sports center, and the tennis, pickleball and bocce all sit behind club membership rather than coming bundled automatically with the deed.

Governance is clean and resident-run. The Grey Oaks Property Owners Association, Inc. — a Florida non-profit filed in 1992 and still governed by a resident-director board (it amended and restated its articles as recently as December 2025) — runs the residential common areas, while Grey Oaks Country Club operates the club amenities. There is no developer still controlling the community; this is a mature, turned-over association.

On the records side, county data places Grey Oaks in evacuation Zone C with a flood profile that runs mostly X500 (a lower-risk shaded band) across the boundary, inside the Greater Naples Fire district, with Monday solid-waste collection on the unincorporated-county schedule. The Collier PUD boundary counts roughly 1,100 parcels within the community — a figure that includes the coach-home and villa parcels alongside the single-family estates. What a buyer is really weighing here is the club: three courses is a genuine amenity advantage, but it also means the membership decision — which category, what it costs, what is optional versus expected — is the most important homework before a purchase.A few practical notes: electricity is Florida Power & Light, and the location is genuinely central — Grey Oaks is one of the few clubs of this caliber inside the city rather than out toward the county line, which is part of the premium. Because the three courses and the wellness and sports centers are all club-governed, the most consequential number on a purchase here is not the list price of the house but the membership category and its buy-in and dues, so treat that as the first conversation, not the last.
