Two things separate Hawthorne from much of the newer Bonita Springs and Estero market, and a buyer should weigh both before the amenity list. The first is cost structure: unlike the CDD-financed communities that fill much of the region, Hawthorne carries no community development district. On a sampled 2025 tax bill the recurring public charges came to a City of Bonita Springs stormwater assessment of $50 and a Lee County Solid Waste charge of $358.45 — $408.45 in non-ad-valorem items, with no multi-thousand-dollar CDD line. The second is what Hawthorne deliberately is not: a golf community. Many neighbors bundle club membership into the home; Hawthorne has no course to fund. Its amenities — two clubhouses, two pools and spas, two fitness rooms, tennis and a pickleball court, set among eight lakes — are shared by every resident through the Hawthorne Community Association, Inc., which removes a recurring cost bundled-golf communities build in.

It also helps to understand how Hawthorne is assembled, because listing searches can be confusing. A single-family section of roughly 307 homes sits alongside coach-home neighborhoods — Chesapeake Cove and the smaller Hide Away Cove — all under one master association; market materials attribute the development to DiVosta Homes (a Pulte builder) in the mid-2000s. Lee County GIS records about 439 units across the two mapped neighborhoods, while the community's own count runs a little higher, near 463, because the smallest coach-home group isn't separately mapped. Most homes were built between 2006 and 2013.

A few practical notes for anyone getting serious: the community falls in evacuation zones A and B, so confirm your specific parcel's flood zone and storm plan, and check wired-internet options (Xfinity cable is the high-capacity wired provider shown at the sampled address; no fiber appears there). Above all, confirm current dues, rules, and exactly what they cover directly with the association.
