About Heritage Landing

Heritage Landing is a gated community of 1,538 residential parcels in Punta Gorda, built around an 18-hole golf course (the former Tern Bay course, reported as redesigned by Gordon G. Lewis around 2019) with a clubhouse.

Amenities — master-association common areas (gated entry, lakes and preserve) plus an 18-hole golf course and clubhouse; the resale brokerage that specializes in the community markets it among 'bundled golf' communities, but current membership terms (bundled vs. optional, and what dues cover) were not confirmed from the association or club -- confirm before relying on it — include an 18-hole golf course (the former Tern Bay course, reported as redesigned by Gordon G. Lewis around 2019) with a clubhouse, a resort-style amenity center with pool, fitness and racquet courts (per community marketing; not confirmed on the association portal), a gated entry (county data flags the community as gated; a resale brokerage describes a guard-staffed main gate -- staffing not confirmed from an association source).

On paper, the community sits in evacuation zone B. The average assessed just value across its 1,538 residential parcels was $263,529.

Heritage Landing is two communities layered on one site, and that history explains most of what a buyer needs to understand. The land off Burnt Store Road, south of Punta Gorda, began as Tern Bay, an earlier golf-community project whose course predates the current neighborhoods. Lennar took the project over and has been building it out as Heritage Landing since the late 2010s -- the Heritage Landing Master Association, Inc. was incorporated in October 2018 -- and later phases are still being built and sold in 2026. Charlotte County records now count about 1,540 residential parcels inside the platted boundary, with 14 homesites still vacant, spread across single-family homes, villas, coach homes and the Terrace condominiums. That product mix matters on a listing search, because a condo and a detached home here can sit under different sub-association rules and fee lines even though they share one gate and one master association.

The second thing to understand is governance, and it's worth being plain about it. Day-to-day management runs through ICON Management Services, which keeps an on-site office on Heritage Landing Boulevard and hosts the association's portal. But the most recent annual report reachable for the master association lists officers at a Bradenton business address, alongside the management company and a law-firm registered agent -- the profile of a board still weighted toward the developer side rather than one fully handed to residents, which is normal while a builder is still selling homes. Ask the management office who sits on the master board today and when turnover is expected, because that answer shapes how budgets and rules get set.

The golf course is the community's anchor: 18 holes on the former Tern Bay layout, reported as redesigned by Gordon G. Lewis around 2019, with a clubhouse and a resort-style amenity center for pool, fitness and racquet sports. Heritage Landing is widely marketed as a bundled-golf community, but the exact terms -- what the dues cover, and whether membership is attached to every home -- have not been confirmed with the association or club, so get them in writing before comparing costs with non-golf neighborhoods.

On the records side, county data places Heritage Landing in evacuation Zone B, with a flood profile that is genuinely mixed across the boundary: the largest share is AE (about 37 percent), with the rest split among X, Coastal A, D and a VE band of about 11 percent near the water. Flood insurance can vary by parcel, so run the specific address. Fire response comes from Charlotte County Fire & EMS Station 5, water and sewer from Charlotte County Utilities, electricity from Florida Power & Light, and solid-waste pickup falls on Fridays. Punta Gorda Airport is about 7.5 straight-line miles away. Confirm current dues, golf terms, amenity access and rules directly with the association's management office; this page is an independent, records-based starting point and is not affiliated with the association, the club or Lennar.
