On paper, the community sits in evacuation zone D, and most of its mapped flood features (84%) fall in zone X, outside the high-risk flood area. The average assessed just value across its 1,401 residential parcels was $298,112 in the county's 2026 roll.
What sets Herons Glen apart from most gated golf communities in the North Fort Myers market isn't the amenity list — it's who owns the amenities. Rather than a developer or an outside private club holding the golf course, clubhouse and recreation facilities, the residents themselves do. In 1999 they bought the 18-hole semi-private course, the 45,000-square-foot clubhouse and the rest of the recreation package from the developer for $15 million, and they run it today through the Herons Glen Recreation District, a resident-elected special district. For a buyer, that structure is the first thing to weigh: residents collectively fund and govern the club whether or not they ever golf, but in exchange the facilities answer to owners rather than to an outside operator.
That ownership history also explains a line on the tax bill that can look like a conventional CDD but isn't. The roughly 1,300 single-family homes here — most built between 1991 and 2006 — were originally platted as Del Vera Country Club. On a sampled 2025 bill, the non-ad-valorem assessment was a Herons Glen Recreation District charge of about $1,425 plus the county solid-waste fee, not a developer-financed CDD bond; the district behind it is the same resident body that owns the amenities.
A few practical notes for anyone getting serious: buyers pay a one-time working-capital contribution to the Recreation District at closing, an amount that is reset each year; the golf course is semi-private; bulk TV and internet through BlueStream are included in the community's fees; and leases must run thirty days or longer, so short-term rentals aren't allowed. The community sits in evacuation Zone D.
