The second is cost structure. Unlike the CDD-financed subdivisions common across newer Bonita Springs and Estero, Hunters Ridge carries no community development district. On a sampled 2025 tax bill the only recurring non-ad-valorem charges were City of Bonita Springs stormwater ($20) and Lee County solid waste ($358.45) — roughly $378 total, with no multi-thousand-dollar CDD assessment layered on top.

It also helps to understand how the community is assembled, because listings can be confusing. Hunters Ridge sits under one master association — Hunters Ridge Community Association, Inc. — with named neighborhoods beneath it, including Hunters Ridge Villas, Grand Pines, Pheasant Hollow and Lynx Pass, spanning single-family homes, attached villas, coach homes and condominiums.
