Porto VistaAbout

About Porto Vista

Porto Vista is a gated community of 144 homes in Cape Coral. Day to day, the nearest golf course, Palmetto-Pine Country Club, is about 3.9 miles straight-line from the community's center; the nearest library, Cape Coral-Lee County Public Library, is about 1.7 miles away; the nearest emergency room, HCA Florida West Fort Myers Emergency, about 6.3 miles.

Amenities — amenities under the Isles of Porto Vista Community Association (list compiled from community materials; confirm current amenities with the association) — include a community swimming pool, a clubhouse, a fitness center, twelve low-rise condominium buildings around a lake, a gated, cobblestone-bridge entrance.

On paper, the community sits in evacuation zone A. The average assessed just value across its 146 residential parcels was $162,446 in the county's 2026 roll.

Isles of Porto Vista is a small, self-contained thing: a gated condominium enclave of roughly 144 owner-occupied units in twelve low-rise buildings, arranged around a lake and entered over a cobblestone bridge, styled after a Northern-Italian lake town. It sits inside the larger master-planned Entrada area in northeast Cape Coral, which means it shares a general neighborhood with the Village at Entrada single-family homes but runs its own association and its own gate. If you are comparing Cape Coral communities, this is the condominium option in that pocket of the city — lower-maintenance, lock-and-leave living rather than a single-family yard.

There is one naming trap here that a buyer should be warned about directly, because it is easy to get wrong. There are two things marketed under the Porto Vista name: the for-sale, owner-occupied gated condominium community that this guide covers, and a separately operated luxury rental apartment phase branded "Isles at Porto Vista." They occupy the same general area and share almost the same name, but they are different products with different operators — one is a homeowners' community you buy into, the other is an apartment community you lease. If you are shopping to own, make sure the listing is the condominium association, not the rental phase.

On governance, the community is owner-controlled. The state corporate record shows the Isles of Porto Vista Community Association active since 2006, with the developer's officers having resigned their roles in 2007 and the association since run by an individual owner-officer board under professional community management. The management office of record is in Naples, which is common for Southwest Florida condominium associations managed by regional firms; we were not able to confirm the current management company's exact name from an official source, so we have described it rather than named it, and flagged it for verification. Underneath the master community association there are also numbered condominium sub-associations for the individual buildings, which is typical for a multi-building condo community — a buyer here is joining both the master community association and the specific building's condominium association.

What the data below will and won't tell you is worth setting up honestly. This is an inland, lakefront community rather than a Gulf-access one, so its appeal is the setting and the low-maintenance format, not boating. The automated county figures — residential parcels within the mapped boundary, evacuation and flood zones, water and power providers, trash days, and the nearest schools, hospitals, and parks — are pulled from county and utility sources and stamped with where each number came from. The items we could not verify from an official source, including a public phone line and an official community website, are marked as placeholders rather than guessed at.
