Lely Resort is not one community so much as forty of them under a single name. This is a roughly 3,000-acre master-planned resort in East Naples, developed by Stock Development, made up of more than 40 neighborhoods that share one master association — and two features shape a purchase here more than the amenity brochure does. First, gating is partial: many of Lely's neighborhoods (Majors, Lakoya, Classics Plantation Estates and others) are gated, while some are not, so a buyer should confirm the specific neighborhood rather than assume the whole resort is behind one guard gate. Second, golf is optional. Lely has three courses — Flamingo Island and Mustang, both open to public play, plus The Classics, a private member course — so unlike a bundled-golf community, a golf membership here is a deliberate, separate decision rather than a cost folded into every deed.
What the community sells instead is resort amenity depth, anchored by the Players Club & Spa — a roughly 20,000-square-foot amenity center with resort pools, a full-service spa, fitness and dining — plus additional clubhouses and pools across the plan and a large Har-Tru tennis facility. For an all-ages buyer who wants amenities without a mandatory club, that breadth is the draw.
Governance is the detail to study, because there isn't a single HOA to call. The Lely Resort Master Property Owners Association, Inc. — a Florida non-profit filed in 1990, professionally managed by RealManage with a resident-director board — is the umbrella over 40-plus neighborhood sub-associations and condos, so a buyer confirms both the master and the specific neighborhood association that governs the home. On the records, county data places Lely in evacuation Zone C, in the Greater Naples fire district, with a flood profile leaning to the lower-risk X500 band and Thursday solid-waste collection; electricity is Florida Power & Light. The Collier PUD boundary counts roughly 4,667 parcels within the resort — a large figure that reflects the many condominium and attached-home neighborhoods across the master plan, against a build-out of about 4,200-plus planned homes. For orientation, Lely sits in East Naples convenient to US-41 and the drive to Marco Island and the Gulf beaches. The homework here is neighborhood-specific: which sub-association governs the home, whether that neighborhood is gated, and whether you want the golf — each of which can differ from one street to the next inside the same resort.
