Two structural facts shape a purchase at Lindsford more than the amenity center does. The first is cost, and it runs opposite to the many Fort Myers neighborhoods marketed as CDD-free: Lindsford carries a community development district, and its name is the first thing that trips buyers up. The district recorded on the tax bill is the Waterford Landing CDD — not "Lindsford" — and on one sampled 2025 bill it added $1,234.72 in non-ad-valorem assessment. Because the community sits inside the City of Fort Myers rather than unincorporated Lee County, that same bill also carries separate city fire-rescue, solid-waste and stormwater lines, pushing the sampled non-ad-valorem total to roughly $1,871. Those figures move with lot and product type, so read them as a shape, not a quote.
The second is how the place is put together. D.R. Horton built Lindsford as a single-builder, roughly 260-acre gated community delivered in phases from about 2014 to 2021, which is why the county's build era clusters between 2015 and 2021. The product mix — single-family homes, villas and townhomes under the Lindsford Master Association — matters on a listing search, because the front townhome section is gated and amenitized separately from the main association's clubhouse, resort-style pool, tennis, bocce, basketball courts, playground and lakeside walking areas. There's no bundled golf club here; recreation is HOA-owned, not a membership attached to the deed.
A couple of practical notes for anyone getting serious: Lindsford sits in Evacuation Zone D, and because the county flood layer carries no zone label inside the city limits, run the parcel through the official flood-zone lookup rather than assume. Fiber and gigabit cable are reported in the community, but service is parcel-specific. Confirm current dues, assessments, amenities and rules directly with the association before relying on any of it.
