Mahogany RunAbout

About Mahogany Run

Mahogany Run is a gated community of 179 single-family homes in Fort Myers, built around a single-family neighborhood within the gated Gateway Greens golf community. Day to day, the nearest golf course, The Club at Gateway, is about 0.3 miles straight-line from the community's center; the nearest library, East County Regional Library, is about 3.8 miles away; the nearest hospital, Select Specialty Hospital, about 4.8 miles.

Amenities — amenities compiled from Gateway Greens / Gateway (Fort Myers) market materials (confirm current amenities and any club membership terms with the association/club); Mahogany Run is a single-family neighborhood within the Gateway Greens golf community — include a single-family neighborhood within the gated Gateway Greens golf community, access to the Gateway Greens/Gateway Country Club setting (golf membership at the club is separate and optional), Gateway-area amenities — parks, trails, dog park and community events across the master-planned Gateway development, lakes and preserve views typical of the Gateway Greens neighborhoods.

On paper, the community spans evacuation zones D · E, and all of its mapped flood features (100%) fall in zone X, outside the high-risk flood area. The average assessed just value across its 216 residential parcels was $514,541 in the county's 2026 roll.

Two structural facts matter more than any amenity photo when you evaluate Mahogany Run, and both hinge on the same thing: it is not a standalone community. On a listing search it reads like its own place, but it is a single-family neighborhood within the gated Gateway Greens golf community, in the master-planned Gateway area of unincorporated Fort Myers. It was platted as Gateway Phase 24 (plat book 65), and the county boundary records about 179 single-family homes built out through the 1990s and 2000s by a variety of custom builders — not a single production developer whose model line you can shop. Governance follows the same nesting: there is no separate active Mahogany Run homeowners association for this Gateway neighborhood, so homes fall under the Gateway Greens Community Association, Inc., the master association. Confirm which documents and dues actually bind a specific address before you assume anything from the neighborhood name.

The two trade-offs to weigh first are golf and cost structure, and they pull in opposite directions from some nearby communities. Golf here is unbundled: membership and social access at the Gateway/Gateway Greens country club is optional and separate from owning a home, and there is no separate Mahogany Run clubhouse — good if you would rather not fund a club you may not use. On cost, though, this address does carry a community development district. The Gateway Services CDD funds shared Gateway-area infrastructure and appears as a non-ad-valorem line: on a sampled 2025 bill it ran about $1,285.62, alongside a Lee County solid-waste assessment of $366.39. CDD amounts vary by parcel and amortize over time, so verify the current figure.

A few practical notes: the neighborhood sits in hurricane evacuation zones D and E and FEMA flood zone X, and the wired high-capacity internet option is Xfinity cable at up to 1200/35. This page is an independent, records-based starting point — not affiliated with the HOA, club, or developer — so confirm current terms, dues, and rules with the Gateway Greens Community Association.
