On paper, the community spans evacuation zones C · D, and about half of its mapped flood features (48%) fall in zone X, outside the high-risk flood area. The average assessed just value across its 1,428 residential parcels was $1,698,734 in the county's 2026 roll.
Two structural facts shape the carrying cost at Miromar Lakes more than any single amenity, and both cut against the assumptions buyers bring from other gated communities. The first is that this is a CDD-financed community. Where some Estero and Fort Myers neighborhoods carry no community development district, Miromar Lakes does: on one sampled 2025 tax bill the Miromar Lakes CDD assessment ran $5,712.89, and the total non-ad-valorem line — CDD plus Lee County solid waste of $366.39 — came to $6,079.28. That is a recurring public charge layered on top of ordinary ad-valorem property taxes, and in a community this expensive it varies widely by lot and home type, so it should never be read as a quote for a specific address.
The second is how club access is structured, because it works differently than a bundled-golf model. A home purchase here includes membership in the Miromar Lakes Beach & Golf Club — the roughly 700-acre freshwater lake system with white-sand beaches, plus the clubhouse, marina, spa and courts — while golf itself is a separate, optional membership tier. In practice that means every owner helps fund the beach and lake club whether or not they play, but nobody is forced to carry golf dues to buy in.
It also helps to know how the community is assembled, since listing searches can be confusing. Miromar Lakes is an umbrella of Italian-named neighborhoods — San Marino, Mirasol, Ravenna, Bellavista, Montebello and others — all under one master, the Miromar Lakes Master Association, Inc., and developed by Miromar Development Corporation beginning around 2000.
A couple of practical notes for anyone getting serious: homes here date roughly from 2002 to 2021; the community sits in evacuation zones C and D with mixed flood mapping, so check the zone for a specific address. Confirm current CDD amounts, membership terms, dues and rules with the CDD, club and association.
