Naples Reserve makes its pitch on water rather than golf. In a Naples market where a course is nearly the default amenity, iStar built Naples Reserve — off US-41 in South Naples — as a lakefront, resort-lifestyle community with no golf at all, organizing its recreation around roughly 22 lakes and a 125-acre centerpiece, Eagle Lake, complete with a tiki-hut island called Kontiki, a mile-long rowing lane, a boat ramp, and kayaks and paddle boats. For a buyer, that framing is the headline: there is no golf course and therefore no bundled or optional golf membership to price, which sets Naples Reserve apart from the country-club communities that surround it and makes it a genuinely different value proposition.

The rest of the amenity set is built for an all-ages, family-friendly community: the Island Club social center of about 5,160 square feet, an adjacent roughly 3,500-square-foot fitness center with a movement studio, a resort pool, a café, Har-Tru tennis and pickleball, bocce, beach volleyball, two dog parks, a tot lot, a community garden, and miles of trails, all behind a gated, staffed gatehouse. This is a community of about 1,150 homes across 11 lakefront neighborhoods on 688 acres.

Governance is resident-run: the Naples Reserve Homeowners Association, Inc., a Florida non-profit filed in 2013, is governed by a resident officer board with a community-association law firm as its registered agent — the developer, iStar, has turned the association over to residents (note the gatehouse security is handled by St. Moritz, which is a vendor, not the HOA manager). The most important records item for a buyer is flood: county mapping places a large share of Naples Reserve in flood zone AE, a special-flood-hazard designation that is unsurprising for a community built around 245 acres of freshwater lakes, so flood insurance is a near-certain and meaningful cost to confirm by building. County records also place Naples Reserve in evacuation Zone D, in the Greater Naples fire district, with Thursday solid-waste collection; electricity is Florida Power & Light. The Collier PUD boundary counts roughly 1,221 parcels within the community. For the right buyer, the appeal is the lake, the boating and a lower amenity overhead than a golf club; the essential homework is the flood zone and confirming which of the 11 neighborhoods — and which builder's product — a given home belongs to.
