About Palmetto Landing
Palmetto Landing is a gated community of 225 residential parcels in Punta Gorda.
Amenities — Split between neighborhood-private amenities inside Palmetto Landing and the wider, public town of Babcock Ranch (see urls_note for the BRRA/BRCISD structure). — include a private neighborhood amenity area (per D.R. Horton community materials), a gated entry.
On paper, the community sits in evacuation zone D, and most of its mapped flood features (88%) fall in zone X, outside the high-risk flood area.
Palmetto Landing is D.R. Horton's gated neighborhood inside Babcock Ranch, built on roughly 125 acres with a mix of twin villas and single-family homes and a builder-quoted plan of about 499 total homes. Charlotte County GIS records show 225 homes built against 274 vacant, platted homesites as of September 2026 — a little under half built out under a single recorded plat (“Babcock Ranch Community Palmetto Landing”), which puts this community solidly mid-construction: enough is built to have an established street pattern, but a buyer should still expect ongoing building activity for some time.
Governance here is a two-tier structure, as with every Babcock Ranch neighborhood. Locally, Palmetto Landing at Babcock Ranch Homeowners' Association, Inc. is the neighborhood's own HOA, with a registered address in Fort Myers that changed as recently as January 2025 — a filing history that is consistent with a community still under active developer control rather than one that has turned over to residents. The specific management company at that address and a Sunbiz document number have not been confirmed; a buyer should ask the HOA directly for its current management company and dues structure. Above the neighborhood HOA sits the town-wide Babcock Ranch Residential Association (BRRA), managed by CCMC, which funds shared amenities and lifestyle programming across the whole town, with infrastructure separately funded through the Babcock Ranch Community Independent Special District's non-ad-valorem assessment.
On the records side, county data places Palmetto Landing mostly in flood zone X (about seven-eighths of the boundary) with a smaller AE-zone overlap, inside hurricane evacuation zone D, within the Charlotte County Fire & EMS Station 9 first-due area, and on Florida Power & Light's service territory. Babcock Ranch itself is not gated — its roads, Founder's Square and schools are open to the public — so the gate applies specifically to Palmetto Landing as a neighborhood, not to the town as a whole. Residents here can also draw on the wider town's shared amenities alongside whatever amenity package eventually opens inside Palmetto Landing itself — Founder's Square's shops and restaurants, and Babcock Ranch's broader parks, lakes and trail network.
Because control of the association has not yet passed to residents, the most important due-diligence step for a buyer here is asking D.R. Horton's sales office and the HOA directly for the current governing documents, dues, and an honest estimate of the turnover timeline given how much of the community remains to be built. Confirm current dues, assessments and any rules directly with the association; this page is an independent, records-based starting point and is not affiliated with the community, its builder or any developer.
