Amenities — resort amenities centered on the Paseo Village Center (amenity list compiled from Paseo's community materials and market descriptions, so confirm current amenities with the association) — include the Village Center — a town-center hub with a movie theater, pub and restaurant, a resort-style pool and a lap pool, a fitness center and a spa/salon, tennis, pickleball and bocce courts, a library and internet cafe, walking paths around the community lakes, a gated entry.
On paper, the community spans evacuation zones C · D. The average assessed just value across its 1,214 residential parcels was $376,866 in the county's 2026 roll.
Two numbers shape the buying decision at Paseo more than the amenity list. The first is cost structure. Unlike the no-CDD communities elsewhere in the Fort Myers market, Paseo is financed through a community development district: on one sampled 2025 tax bill, the Paseo CDD line alone came to $2,997.08, and the full slate of non-ad-valorem assessments — adding City of Fort Myers fire, solid waste, and stormwater charges — totaled $3,534.31. That recurring charge varies by lot and home type and is never a quote, but it is what a buyer should price in first. Helpfully, the district's name matches the community, so it is easy to spot on a bill.
The second is what Paseo is not. Despite three golf courses within about two miles, Paseo has no course of its own; its centerpiece is the Paseo Village Center, a town-center hub with a movie theater, pub and restaurant, resort-style and lap pools, a fitness center and spa, and tennis, pickleball and bocce courts. It is a social, resort-style community rather than a golf one — worth being clear on before you tour.
It also helps to understand how Paseo is assembled, because the names confuse listing searches. The community is an umbrella of Paseo plus the Esperanza at Paseo neighborhood, mixing single-family homes with coach and condominium residences — roughly 397 single-family and 749 multifamily units under the Paseo Master Homeowners' Association, Inc., with a separate Paseo Condominium sub-association. Built by Stock Development beginning around 2006, most homes date to 2007–2016.
A couple of practical notes: the sampled address sits in FEMA flood zone AE and evacuation zones C and D, so confirm both, and verify current dues, CDD terms and rules directly with the association.
