What sets Pelican Landing apart from many of its Bonita Springs neighbors is how it treats two things buyers often assume come bundled: public financing and golf. On the first, Pelican Landing does carry a community development district — the Bayside Improvement CDD — so a sampled 2025 tax bill shows a non-ad-valorem CDD line (about $803 on that parcel) alongside the Lee County solid-waste assessment, rather than the single county charge you would see in a district-free community. That assessment is separate from the association's own annual dues, which fund a notably deep amenity package.
On the second, golf is deliberately unbundled. The recreation owned by the Pelican Landing Community Association — a 34-acre private Gulf beach island reached by shuttle boat, a tennis center with twelve Har-Tru courts, pickleball and bocce courts, a kayak and canoe park, and an Estero Bay marina — comes with the home. Golf does not: it runs through two separate, member-owned country clubs, The Colony Golf & Country Club and The Nest Golf Club, whose memberships are bought independently of the house. For buyers who do not play, that means no obligation to fund a course; for those who do, it means a separate club application and cost.
