It also means you help fund it whether or not you ever tee off. Exactly what each membership level includes, and what it costs, varies by plan, so that trade-off is worth weighing before the amenities themselves.
The second is cost structure, and it comes with a naming quirk. A sampled 2025 tax bill here carried a community development district assessment — but listed as River Ridge CDD ($1,208.92), because the district takes the name of the wider River Ridge development area rather than the Pelican Sound brand. Alongside a Lee County solid-waste assessment, that came to roughly $1,575 in total non-ad-valorem charges on that one bill; amounts vary by lot and home type. The name can confuse a listing search another way, too: "Pelican Sound" is an umbrella over sub-neighborhoods like Masters, Turnberry, Island Sound, Edgewater and Palmetto Dunes, all under the one club, in the gated, Village of Estero-governed community.
A couple of practical notes for anyone getting serious: the community sits in evacuation Zone A, and its homes date largely to 1998–2002, so check both against your plans.
