Anyone comparing this community against a no-CDD neighborhood should price that recurring line in first.
The second is what the amenity plan is not. Despite sitting within a mile or two of Wildcat Run, Grandezza, and Stoneybrook, The Preserve at Corkscrew has no golf course of its own; the centerpiece is a resort-style clubhouse with a pool, plus a fitness center, tennis and pickleball courts, a children's play area, a fire pit gathering area, and preserve-view walking paths. There is no bundled club membership attached to the home — an advantage for buyers who don't play, while golfers would look to the surrounding clubs separately.
