Quail West is a luxury estate community at the top end of the Naples–Bonita golf market, and the single most important thing for a buyer to understand is that its club is an equity club. Membership at Quail West Golf and Country Club carries an ownership stake and is a substantial cost in its own right, entirely separate from buying the home — this is not a place to price by the house alone. What the membership buys is genuinely large-scale: two 18-hole Arthur Hills championship courses (opened 1996), a clubhouse of roughly 100,000 square feet, and a two-story fitness and wellness center, all behind a 24-hour guard-gated entrance. The housing is exclusively single-family and estate homes on generous lots — there are no condos or attached product here — which is part of why the Collier PUD boundary counts only about 500 parcels: this is a low-density, big-lot community by design.
Governance is member- and resident-controlled. The Quail West Foundation, Inc., a Florida non-profit filed in 1991, runs the community from the clubhouse address with a member-director board and amended its articles as recently as February 2025, so this is a mature, turned-over community rather than a developer-run one (Stock Development is the current developer completing remaining estate homesites).
