The first thing a buyer weighing Reflection Lakes should understand is what does not appear on the tax bill. Unlike many of the newer master-planned communities filling the south Fort Myers market, Reflection Lakes carries no community development district, so the recurring public charges on a sampled 2025 bill come down to a single non-ad-valorem line — a Lee County Solid Waste assessment of about $366 — rather than a multi-thousand-dollar CDD assessment layered on top. Fire protection here is an ad-valorem levy through the South Trail Fire District, not a separate special assessment. That cost structure, more than any single amenity, is what separates this gated community from its CDD-financed neighbors.
It also helps to understand how the community is assembled, because the names can be confusing on a listing search. Reflection Lakes is really an umbrella over three parts — the single-family neighborhood, the Reflection Lakes Condominium residences, and the Promenade section — with its roughly 1,180 homes, built mostly in the early 2000s, split almost evenly between single-family and multifamily. All of it sits under one governing body, the Reflection Lakes Master Association, Inc., managed by Castle Group. Worth noting for anyone drawn by the several golf courses within a mile or two: none belong to Reflection Lakes, so there is no bundled club membership — the on-site amenities center on a clubhouse, resort-style pool and spa, fitness center, and tennis and pickleball courts.
A couple of practical notes for anyone getting serious. The community sits in Evacuation Zone A, the first zone called in a storm, and the parcels fall mostly in FEMA flood zone AE — worth a hard look at insurance and an evacuation plan before you commit. Fixed internet is strongest through Xfinity cable; the fixed-wireless and satellite options trail well behind. Confirm current dues, amenity access, and any rules directly with the master association before you rely on them.
