Silverlakes is not a standalone subdivision that happens to sit near Fort Myers; it is one of Gateway's original neighborhoods, and it falls inside the Gateway Services Community Development District. That means the recurring public charges on a home here run beyond county taxes: the sampled 2025 tax bill carried a Gateway Services CDD assessment of about $1,286 alongside a Lee County solid-waste line, for roughly $1,652 in non-ad-valorem charges. CDD amounts vary parcel to parcel and pay down over time, so the figure a buyer inherits depends on the specific home.
The second is what Silverlakes deliberately is not. Gateway is golf country, but Silverlakes carries no course of its own — the Gateway Greens club is a separate community nearby. For a buyer who wants a gated, lake-dotted enclave with a clubhouse, pool, tennis and basketball courts and a playground, but no mandatory club membership, that is the appeal; for anyone expecting bundled golf, it is the wrong address. This is a standard HOA community of roughly 329 homes (about 315 single-family plus 14 villas), built largely between 1994 and 2001 and governed by the Silver Lakes-Gateway Homeowners Association.
A few practical notes. The neighborhood sits in unincorporated Lee County, evacuation Zone E, and the wired high-capacity internet option is Xfinity cable. One naming quirk to watch on a listing search: the association spells its legal name "Silver Lakes-Gateway," while county and GIS records use "Silverlakes."
