There's no course attached to the home and no bundled club membership to fund — the amenity base is a gated entry, a resort-style clubhouse, a community pool and spa with a separate children's pool, a fitness center, and tennis, pickleball and basketball courts, plus a playground. The nearby Gateway Greens golf club is a separate community, not part of Stoneybrook. For buyers who don't play, that removes a recurring cost bundled-golf communities build in; for those who do, golf is something arranged elsewhere.
