The Place at Corkscrew is a gated community of 1,325 single-family homes in Estero. Day to day, the nearest golf course, Old Corkscrew Golf Club, is about 0.9 miles straight-line from the community's center; the nearest library, South County Regional Library, is about 8 miles away; the nearest emergency room, HCA Alico Rd Emergency Room, about 8.8 miles.
Amenities — owned by The Place Master Association — facilities and hours per its own Rules & Regulations (Nov 2023) — include a resort-style pool with waterslide, splash park and cabanas, the Barefoot Bar & Grill restaurant and bar, a Bourbon Bar, a café/marketplace, a 24-hour fitness center and movement studio, a racquet center with tennis and pickleball and an on-staff director of racquet sports, bocce courts, basketball, beach volleyball, a playground and a staffed Kids Club, a dog park, a staffed west-entrance gatehouse.
On paper, the community spans evacuation zones E · NC, and all of its mapped flood features (100%) fall in zone X, outside the high-risk flood area. The average assessed just value across its 1,396 residential parcels was $606,412 in the county's 2026 roll.
Two numbers shape the cost conversation at The Place at Corkscrew more than any brochure feature. The first is that this community is built the way much of the newer Estero and Fort Myers market is financed: it carries a community development district. On one sampled 2025 Lee County tax bill, the non-ad-valorem charges came to $1,944.57 — of which $1,578.18 was the Corkscrew Farms CDD assessment and $366.39 was the Lee County solid waste assessment. A buyer should treat that CDD line as a recurring cost stacked on top of ad-valorem taxes and HOA dues; it helped fund the community's infrastructure, and the exact amount varies by lot, home and product type.
The second is a naming quirk worth understanding before you read a listing. "Corkscrew Farms" was the project's original plat name, which is why the district still reads "Corkscrew Farms CDD" on a bill for a home marketed as The Place at Corkscrew — while the governing body is The Place Master Association, Inc. The amenity package here is unusually deep for a single-family subdivision, and it is owned by that master association rather than sold as a separate club. That cuts both ways: every owner has access to the resort-style pool, the Barefoot Bar & Grill, the racquet center and the fitness facilities, but every owner also helps fund them through dues whether or not they ever use them. Note there is no golf inside the gates.
The community is gated and built out at 1,325 single-family homes, most dating to roughly the 2018–2022 build era, developed by Cameratta with homes by Lennar and Pulte. A couple of practical notes: it sits in evacuation zone E and FEMA flood zone X, and fixed broadband is reported from Xfinity and T-Mobile.
