The second is the CDD line on the tax bill, and its name trips people up. The Plantation does carry a community development district, but it reads as the Arborwood CDD — named for the wider Arborwood development plan the community sits inside, not for The Plantation itself. On one sampled 2025 Bridgetown bill that assessment ran $890.77, part of about $1,442 in non-ad-valorem charges that also include City of Fort Myers fire, solid-waste and stormwater lines, since the community sits inside city limits rather than unincorporated county.
It also helps to know the community is really two villages under one gated umbrella: Bridgetown (985 homes) and Somerset (734 homes), roughly 1,719 single-family homes built between 2007 and 2020 by Centex and then Pulte, which absorbed Centex in 2009. There is no single master association — each village runs its own, so which fees and rules apply depends on where your home sits.
A couple of practical notes: the community falls in evacuation Zone D, homes here sit largely in flood Zone X, and fixed internet runs up to gigabit-plus over Xfinity cable.
