Unlike the CDD-financed communities across much of newer Estero and Fort Myers, The Vines carries no community development district: on a sampled 2025 Lee County tax bill, the only non-ad-valorem line was a Lee County Solid Waste assessment of $366.39, with no multi-thousand-dollar CDD charge layered on top. The second is how golf is organized, and it works differently from bundled-golf communities. The course and clubhouse are run by Estero Country Club (formerly Vines Country Club), a separate organization from the residential Vines Community Association, Inc. Whether golf membership is required with a home, what access it includes, and any dues depend on the club's current membership plan — so a buyer who cares either way should confirm that structure with the club first.

It also helps to understand how The Vines is put together, because listings can be confusing. The name is really an umbrella over a set of villages — Fairway Bend, Southwind, Silver Oaks, Grand Palm, Palmbridge and Lost Creek — that together hold roughly 431 homes, split between about 271 single-family and 160 attached/multifamily, all under one gated association. It sits in the Village of Estero within Lee County, and homes largely date to a 1986–2001 build era, developed out around the golf course from the mid-1980s.

A few practical checks for anyone getting serious: the community falls in hurricane evacuation zones B and C, and FIRM flood panels across the boundary are mixed — roughly half mapped zone X, about a quarter in the higher-risk AE — so verify the specific parcel. Fixed broadband runs to Xfinity cable (advertised up to 1200/35 Mbps), with Verizon and AT&T fixed-wireless as slower alternatives. Confirm current dues, membership terms, and rules directly with the Vines Community Association and Estero Country Club.
