The single most important thing to sort out before you take Treviso Bay seriously is which kind of home you are looking at, because the answer changes what you are obligated to pay every year. Treviso Bay runs on a two-tier membership structure: some homes are "golf" residences that come with a mandatory, bundled equity membership in the TPC Treviso Bay golf club, and the rest are "social" homes that share the clubhouse, pools, tennis and spa but carry no golf obligation. Two houses on the same street can therefore have very different annual costs. Neither tier is better in the abstract — a golfer wants the bundled membership, a non-golfer would rather not pay for it — but buying the wrong tier for how you actually live is the most common and most expensive mistake here. Ask, in writing, which category a specific home falls into and what the current dues are before you fall in love with it.
The golf itself is the community's headline. TPC Treviso Bay is the only bundled-golf TPC course in the Naples market — an 18-hole Arthur Hills / Hal Sutton design operated through the separate Treviso Bay Golf Club, distinct from the homeowners' association that runs everything else. That separation matters when you are reading governing documents: the master property owners' association and the golf club are two different organizations with two different sets of rules and finances.
On governance, this is a community we can recommend on the merits our directory cares about. Treviso Bay is a gated, all-ages, Lennar-built community off Tamiami Trail East, and — the part that matters — its master association has been turned over from the developer to the residents. Lennar handed control to the property owners around 2018, and the state corporate record backs that up: the Treviso Bay Property Owners Master Association is active, its most recent officers are all individual homeowners listed at the community's own clubhouse address on Treviso Bay Boulevard rather than at a Lennar corporate office, and the association engaged its own turnover counsel to manage the transition. A professional management firm handles day-to-day operations, which is normal for a community this size and not a sign of developer control. In short, the people setting the rules and the budget are the people who live there.
A couple of honest caveats. One third-party listing service files Treviso Bay under 55-plus communities; that is not correct — there is no deed age restriction, though the resort-and-golf lifestyle does draw a lot of seasonal and retiree buyers. And because the community sits within the Wentworth Estates Community Development District, some of what you pay funds that district's infrastructure bonds, which is separate from your HOA dues — a normal Naples arrangement, but worth reading on the tax bill. Everything below — evacuation and flood zones, who provides water and power, trash days, the nearest hospitals and schools — is pulled from Collier County and utility sources and stamped with where it came from.
