Valencia Trails is a 55-plus, active-adult community in North Naples, and it is defined as much by what it leaves off as by what it includes. There is no golf course and no Community Development District here — two omissions that matter. The absence of golf means the community's center of gravity is its clubhouse and social calendar rather than a course and a bundled membership; the absence of a CDD means there is no separate infrastructure-bond assessment layered onto the tax bill, which makes the true carrying cost lower than at many comparable communities. For an active-adult buyer weighing Naples options, those two facts do more to distinguish Valencia Trails than any amenity list.
What it does have is a large amenity package aimed squarely at that lifestyle. GL Homes built the community from around 2019 as roughly 850 one-story single-family homes on more than 500 acres, wrapped around a clubhouse of about 42,000 square feet. The recreation runs to three pools, a fitness center, six clay tennis courts, eight pickleball courts and five bocce courts, an on-site restaurant and bar, an arts studio, a spa and salon, a dog park and around three miles of walking trails. As a 55-plus community under the federal Housing for Older Persons Act, at least one occupant of each home must be 55 or older; the FAQ below covers that rule, which is worth confirming with the association for your specific situation.
The governance story is the freshest thing about this guide, and it is the reason the community appears here now. Valencia Trails is newly resident-controlled. GL Homes — which, like most active-adult builders, held the association board through the selling phase — has opened a successor community nearby and turned Valencia Trails over to its homeowners. The state corporate record now shows an owner board seated at the community's own clubhouse address, an owner-side community-association attorney installed as registered agent, and management handed to an independent firm rather than the builder. We did not take that at face value: we confirmed against Collier County property records that the association's president, treasurer and secretary own homes on Valencia Trails streets (Gardenia Avenue and Eucalyptus Way among them). In other words, the people who now set the community's rules and budget live here — a turnover we verified rather than assumed.
A note on the data below. The mapped boundary is drawn from the county's parcels for the Valencia Trails plats, which is why it cleanly excludes the rural Estates lots to the east and the neighboring communities to the west; because the community was still completing its final phase, the footprint takes in both the finished homes and the newer sections under construction, and the parcel count reflects that whole plat. Everything else — evacuation and flood zones, who provides water and power, trash days, and the nearest schools, hospitals and parks — is pulled from Collier County and utility sources and stamped with where each number came from. Items we could not confirm from an official source, such as a public HOA phone line and a resident portal, are marked as placeholders rather than guessed at.
