About Verde
Verde is a gated community of 106 residential parcels in Punta Gorda.
Amenities — Split between neighborhood-private amenities inside Verde and the wider, public town of Babcock Ranch (see urls_note for the BRRA/BRCISD structure). — include a neighborhood pool with a covered cabana and seating, 1 GB fiber internet included in HOA dues, landscaping and irrigation maintenance included in HOA dues, a gated entry.
On paper, the community sits in evacuation zone D, and most of its mapped flood features (67%) fall in zone X, outside the high-risk flood area.
Verde is Pulte Homes' gated neighborhood in Babcock Ranch's MidTown phase, planned for 399 single-family homes and notable for its setting: the community borders a 3.5-mile stretch of green space that threads six new Babcock Ranch parks together, giving Verde more direct access to open, natural area than many of its denser neighbors. Homes here range from about 1,400 to 3,600 square feet across 2- to 5-bedroom plans, a wide enough spread that lot and floor-plan choice matters more than usual when comparing listings.
Charlotte County GIS shows 106 homes built against 272 vacant, platted homesites as of September 2026 — roughly a quarter of the way to its 399-home plan — so Verde is earlier in its construction cycle than several other Babcock Ranch neighborhoods on this list. A buyer should expect continued building activity, phased amenity delivery, and a neighborhood that will look different in three to five years than it does today. The neighborhood-level amenities are modest and practical: a pool with a covered cabana, and HOA dues that reportedly bundle in landscaping, irrigation and 1 GB fiber internet, rather than a large standalone clubhouse.
Governance follows the standard Babcock Ranch two-tier structure. No Sunbiz-registered homeowners' association specific to Verde has been filed yet, consistent with a community still around a quarter built out; Pulte retains control of whatever association governs the neighborhood today, with control passing to residents at turnover under Florida law (Fla. Stat. 720.307) as the community matures. Above that sits the town-wide Babcock Ranch Residential Association (BRRA), managed by CCMC, funding shared amenities and lifestyle programming, with infrastructure separately funded through the Babcock Ranch Community Independent Special District's non-ad-valorem assessment.
On the records side, county data splits Verde roughly two-thirds flood zone X and one-third AE, inside hurricane evacuation zone D, within the Charlotte County Fire & EMS Station 9 first-due area, and on Florida Power & Light's service territory. Babcock Ranch itself is not gated — its roads, Founder's Square and schools are open to the public — so the gate applies specifically to Verde as a neighborhood, not to the wider town. Given the early stage of construction, a buyer's key questions for Pulte's sales office are the current HOA structure, dues, what the fiber/landscaping bundle actually covers, and the realistic completion timeline for the surrounding green-space amenities. Confirm current dues, assessments and any rules directly with the association once formed; this page is an independent, records-based starting point and is not affiliated with the community, its builder or any developer.
