About Vineyards

Vineyards is a gated community of 4,566 residential parcels in Naples, built around two 18-hole championship golf courses (the North and South courses).

Amenities — club amenities owned/operated by Vineyards Country Club (a non-equity club open to residents and non-residents; membership optional); the community association governs residential common areas — include two 18-hole championship golf courses (the North and South courses), a grand clubhouse with full-service dining, a wellness center and spa, a resort-style pool and cabana bar, tennis and pickleball, 24-hour manned gated entry, roughly 38 residential enclaves — condos, villas, coach homes and single-family estates.

On paper, the community sits in evacuation zone E.

The Vineyards is one of central Naples' largest and most established country-club communities, and its defining feature for a buyer is flexibility: the club is non-equity and open to residents and non-residents alike, so golf and club membership are optional and sold separately rather than bundled into every deed. That makes The Vineyards unusually accessible — you can live behind its 24-hour manned gate without carrying a mandatory club cost — but it also means the amenity decision is entirely yours to make and price out. The club itself is substantial: two 18-hole championship courses (the North and South), a grand clubhouse with full-service dining, a wellness center and spa, a resort-style pool and cabana bar, and tennis and pickleball.

Developed by the Procacci family's Vineyards Development Corporation, the community spans roughly 2,800-plus residences across about 38 enclaves on around 1,400 acres — a genuine range of housing from condominiums and villas to coach homes and single-family estates. One governance nuance worth knowing: The Vineyards Community Association (a Florida non-profit filed in 1987) is still professionally managed by a developer-affiliated firm, PMP of SW FL, operating from the developer's headquarters, though it carries a resident officer board and amended its articles as recently as 2022. A separate governmental Vineyards CDD handles infrastructure.

On the records, county data places The Vineyards in evacuation Zone E — a lower-exposure inland band — in the North Collier fire district, with a flood profile leaning to the X500 band. The Collier PUD boundary counts roughly 4,570 parcels within the community, a high number that reflects how many condominium and attached-home units sit alongside the estate homes across those 38 enclaves. For a buyer, the appeal is optionality and value at scale; the homework is deciding whether the club membership is worth it, since here it is a choice rather than a given.A few practical notes: electricity is Florida Power & Light, and the community's central-Naples position off Vanderbilt Beach Road puts it close to shopping, medical facilities and I-75. Because the club is optional and non-equity, two otherwise-identical homes here can carry very different monthly costs depending on whether the owner joined — so when comparing listings or past sales, confirm whether a club membership is attached, and price the membership as a separate decision rather than assuming it is part of the deal. Confirm current dues, membership terms, amenity access and any rules directly with the association and club; this page is an independent, records-based starting point and is not affiliated with the community, its club or any developer.
