About Waterford Estates

Waterford Estates is a gated community of 601 residential parcels in Punta Gorda.

Amenities — owned by the Waterford Estates HOA structure (Neighborhood I and/or Neighborhood II) — not owned by the CDD, whose own FY2026 District Engineer's Report lists its conveyed property as lake tracts, drainage-ditch tracts, and open tracts only, with no gate or clubhouse/amenity-center tract; which specific neighborhood association holds title has not been confirmed — include a gated entry (confirmed by both a real estate brokerage description and Charlotte County GIS boundary data), a clubhouse, a heated pool, a fitness center, tennis courts, walking paths.

On paper, the community sits in evacuation zone A. The average assessed just value across its 601 residential parcels was $321,217.

Waterford Estates sits off Marion Avenue on the northern edge of Punta Gorda, close to Punta Gorda Airport and I-75, and it is one of the relatively small number of Charlotte County gated communities carrying an active Community Development District. That distinction is worth understanding before anything else, because it shapes both the tax bill and who owns what. The Waterford Estates Community Development District (CDD) is a special taxing district separate from the community's homeowners associations, and its own records make its scope narrow and specific: the district's FY2026 District Engineer's Report lists exactly what has been conveyed to it for ownership and maintenance — nine lake tracts, more than a dozen drainage-ditch tracts, and a handful of open tracts, all tied to a stormwater system of roughly 182 drainage structures and 11,100 linear feet of pipe. There is no gate, clubhouse, or amenity center anywhere on that conveyed-property list. Those facilities belong to the community's homeowners associations, not the district — a distinction many CDD communities blur in marketing but that Waterford Estates' own governing paperwork makes explicit.

The CDD's other defining feature is debt. It issued $3,750,000 in Series 2006A Special Assessment Refunding Bonds against 603 assessed units, amortizing on a schedule that runs through 2037 at a 5.50% coupon. For the fiscal year beginning October 2026, that translates into a non-ad-valorem assessment of $599.83 per unit for operations and maintenance, plus a debt assessment of either $600.00 (twin villas) or $745.00 (single-family, including the community's Phase 2 section) — a total CDD charge of $1,199.83 to $1,344.83 per unit, each about $170 higher than the year before. Those figures come directly from the district's own FY2026 Adopted Budget and sit on top of, not instead of, whatever the homeowners association separately assesses.

Governance itself runs through two parallel associations rather than one master HOA. Waterford Estates Neighborhood I Association, Inc. is managed by Precedent Hospitality and Property Management out of St. Petersburg; Waterford Estates Neighborhood II Association, Inc. — referred to locally as WECA — is managed by SWFL CAM Services out of Fort Myers. Both are active Florida non-profits with professional community-association managers rather than developer-appointed boards, consistent with a community that has turned over to resident control, though a buyer should confirm current board composition with whichever association covers a specific address, since which neighborhood a home falls into determines which office to call.

On amenities, market listings describe a clubhouse, heated pool, fitness center, tennis courts and walking paths as part of the gated package. A real estate brokerage independent of either association describes Waterford Estates as "a deed restricted gated community," and Charlotte County's own GIS boundary data separately flags the community as gated — two independent confirmations of the gate itself, though it is unclear which of the two neighborhood associations holds title to it or the amenity center behind it; confirm directly with whichever HOA covers a specific address.

On the records side, the community sits in FEMA flood zone AE across its full footprint and in evacuation Zone A, inside the first-due area for Charlotte County Fire & EMS Station 7, with Friday solid-waste collection and Florida Power & Light electric service. County parcel data counts 601 built residential parcels plus 42 remaining vacant homesites, broadly consistent with the CDD's own count of 603 assessed units split between single-family and twin-villa product. No official source states an age restriction, and no source names the community's original builder — the CDD's 2006 bond issuance is the earliest hard date confirmed. Confirm current dues for both neighborhood associations, CDD assessments, amenity access and any age or rental rules directly with the appropriate association and district office; this page is an independent, records-based starting point and is not affiliated with either Waterford Estates association, the CDD, or any developer.
