About Waterview Landing
Waterview Landing is a gated community of 89 residential parcels in Punta Gorda, built around private-dock building rights on Lake Babcock, per HOA architectural guidelines (no shared marina/clubhouse).
Amenities — Split between neighborhood-private amenities inside Waterview Landing and the wider, public town of Babcock Ranch (see urls_note for the BRRA/BRCISD structure). — include private-dock building rights on Lake Babcock, per HOA architectural guidelines (no shared marina/clubhouse), kayak/canoe/small electric-motor-vessel launch access from individual backyards, a gated entry.
On paper, the community sits in evacuation zone D, and most of its mapped flood features (67%) fall in zone X, outside the high-risk flood area. The average assessed just value across its 89 residential parcels was $32,602.
Waterview Landing is the smallest and closest-to-finished of the new Babcock Ranch neighborhoods covered on this page: a gated Toll Brothers community of just 96 luxury single-family homes, set on a peninsula overlooking Lake Babcock. Charlotte County GIS shows 89 homes built against only 6 vacant platted homesites as of September 2026 — this community is effectively sold out and built out, which changes the buying calculus considerably compared with the larger, earlier-phase neighborhoods elsewhere in Babcock Ranch: expect resale rather than new-construction activity to dominate here going forward.
The defining amenity is the water itself rather than a clubhouse. Toll Brothers deliberately kept Waterview Landing without a large amenity center; instead, HOA architectural guidelines allow homeowners to build a private viewing dock connecting their home to Lake Babcock, with the ability to launch kayaks, canoes or small electric-motor vessels directly from the backyard. Homes span roughly 1,917 to 3,395 square feet across 3- to 5-bedroom plans with first-floor primary suites, home offices and 2- or 3-car garages, priced from the mid $400,000s at launch.
On governance, a note of caution: a “Waterview Community Homeowners Association, Inc.” (Sunbiz N14000000665, registered agent Artemis Lifestyle Services in Kissimmee) exists in state records, but its 2014 filing date predates Waterview Landing's 2022–23 Babcock Ranch launch, so it is more likely a different, similarly-named Toll Brothers “Waterview” community elsewhere in Florida rather than this one — confirm the correct entity with a direct Sunbiz lookup before relying on that document number. What can be said with confidence is that Toll Brothers still controls whatever association governs the neighborhood today, with control passing to residents at turnover under Florida law (Fla. Stat. 720.307); given how close to full build-out the community already is, that turnover may not be far off. Above the neighborhood level sits the town-wide Babcock Ranch Residential Association (BRRA), managed by CCMC, funding shared amenities and lifestyle programming, with infrastructure separately funded through the Babcock Ranch Community Independent Special District's non-ad-valorem assessment.
On the records side, county data splits Waterview Landing roughly two-thirds flood zone X and one-third AE — worth noting given its peninsula, lakefront setting — inside hurricane evacuation zone D, within the Charlotte County Fire & EMS Station 9 first-due area, and on Florida Power & Light's service territory. Babcock Ranch itself is not gated — its roads, Founder's Square and schools are open to the public — so the gate applies specifically to Waterview Landing. Confirm current dues, the correct HOA entity, dock/dock-permit rules and any restrictions directly with Toll Brothers and the association; this page is an independent, records-based starting point and is not affiliated with the community, its builder or any developer.
