Webbs ReserveAbout

About Webbs Reserve

Webbs Reserve is a gated community of 666 residential parcels in Punta Gorda, built around an 18-hole Nicklaus Design golf course (7,034 yards from the back tees).

Amenities — Neighborhood-private, bundled-golf amenities inside Webbs Reserve, operated in connection with the on-site golf club; separate from the wider, public town of Babcock Ranch (see urls_note for the BRRA/BRCISD structure). Verify whether golf is bundled or optional for a specific home before purchase. — include an 18-hole Nicklaus Design golf course (7,034 yards from the back tees), one of only two TopTracer Aqua Bays worldwide (8 Toptracer bays), a clubhouse with a fitness center and aerobics studio, pickleball, tennis and bocce courts, a swimming pool, a guarded, gated entry.

On paper, the community sits in evacuation zone D, and most of its mapped flood features (82%) fall in zone X, outside the high-risk flood area.

Webbs Reserve is the golf-focused flagship of the new-construction Babcock Ranch neighborhoods on this page: a guard-gated Lennar community built around an 18-hole Nicklaus Design golf course playing 7,034 yards from the back tees, with one of only two TopTracer Aqua Bays in the world (eight Toptracer bays total) built into the practice facility. For a golfer, that alone sets Webbs Reserve apart from every other community covered here, none of which offer bundled golf.

Scale and product mix are worth understanding before shopping listings. Lennar's plan calls for about 1,202 total units — roughly 406 single-family homes and 796 condos split across the Terrace and Veranda collections plus coach homes, ranging from about 1,800 to over 3,000 square feet. Charlotte County GIS shows 666 homes built against 234 vacant platted homesites across eleven recorded phase plats as of September 2026, putting Webbs Reserve at roughly three-quarters built — the most advanced construction stage of any developer-controlled community in this batch, though still with meaningful building activity ahead. Because Lennar sells both single-family and condo/coach-home product lines here, and because bundled-golf terms can differ by product line even within the same community, a buyer should confirm per-home whether the golf membership is included in ownership or sold as an optional add-on before assuming a listed price includes club access.

Beyond golf, the amenity campus includes a clubhouse with a fitness center and aerobics studio, pickleball, tennis and bocce courts, and a swimming pool, all behind a guarded entry gate. On governance, no Sunbiz-registered homeowners' association specific to Webbs Reserve has been confirmed — a real gap for a community this far along in construction — so a buyer should ask Lennar directly which entity currently governs the neighborhood; Lennar retains control of the association board until turnover under Florida law (Fla. Stat. 720.307), and golf-club operations are typically governed separately from the residential HOA, so a buyer should also confirm which entity controls golf membership pricing and rules. Above the neighborhood level sits the town-wide Babcock Ranch Residential Association (BRRA), managed by CCMC, funding shared amenities and lifestyle programming, with infrastructure separately funded through the Babcock Ranch Community Independent Special District's non-ad-valorem assessment.

On the records side, county data places Webbs Reserve mostly in flood zone X (about four-fifths of the boundary) with smaller AE and D overlaps, inside hurricane evacuation zone D, within the Charlotte County Fire & EMS Station 9 first-due area, and on Florida Power & Light's service territory. Babcock Ranch itself is not gated — its roads, Founder's Square and schools are open to the public — so the gate and guard staffing apply specifically to Webbs Reserve. Confirm current dues, golf-membership terms, the correct HOA entity and any rules directly with Lennar and the association; this page is an independent, records-based starting point and is not affiliated with the community, its builder or any developer.

Board control
The association board is still appointed by the builder, Lennar, while homes are being sold; control passes to residents at turnover under Florida law (Fla. Stat. 720.307). Golf-club operations and membership are typically governed separately from the residential HOA — confirm which entity (association vs. club operator) controls golf membership terms.
