West Bay Club is a private bundled-amenity community: buying a home includes membership in the association and access to the Bay House clubhouse, an 18-hole golf course, Har-Tru tennis, the Aqua Cafe, a fishing pier toward Estero Bay, and a private Gulf-front beach club on Little Hickory Island. That suits buyers who intend to use the club; it also means every owner helps fund it whether or not they play.
