Colonial Country Club sits at the higher-commitment end of the Fort Myers market, and two recurring costs explain why. First, unlike golf communities that skip a community development district, Colonial carries one: the Colonial Country Club CDD shows up as a non-ad-valorem line on the tax bill — $1,449.07 on one sampled 2025 in-community parcel, part of $1,944.18 in non-ad-valorem charges that also include City of Fort Myers fire-rescue and residential solid-waste service, because the community sits inside city jurisdiction rather than unincorporated county. Second, it is a bundled community: every home carries mandatory club membership, so the annual master assessment is not optional — $5,897 in 2026 for Lakes Village homes and $11,975 for Golf Village homes, plus $225 a quarter for the community's bulk Xfinity cable-and-internet package. That structure suits buyers who intend to use the club; it also means everyone helps fund it whether or not they ever play.

It helps to understand how Colonial is put together. Pulte Homes built it as its first master-planned community in Southwest Florida, breaking ground in 2001, with the Gordon Lewis golf course opening in 2003 — most homes date to roughly 2003–2005. The community is organized into two product lines that carry different costs: Golf Village and Lakes Village, a distinction that drives both the assessment you pay and the capital contribution at closing (a $4,700 community contribution for all buyers, plus an additional $5,000 golf capital contribution for Golf Village). Fees, membership terms, and rules change annually — confirm current numbers and governing documents with the association.
