First, unlike golf communities that skip a community development district, Colonial carries one: the Colonial Country Club CDD shows up as a non-ad-valorem line on the tax bill — $1,449.07 on one sampled 2025 in-community parcel, part of $1,944.18 in non-ad-valorem charges that also include City of Fort Myers fire-rescue and residential solid-waste service, because the community sits inside city jurisdiction rather than unincorporated county. Second, it is a bundled community: every home carries mandatory club membership, so the annual master assessment is not optional — $5,897 in 2026 for Lakes Village homes and $11,975 for Golf Village homes, plus $225 a quarter for the community's bulk Xfinity cable-and-internet package. That structure suits buyers who intend to use the club; it also means everyone helps fund it whether or not they ever play.
