Who built Heritage Palms?
U.S. Home (a builder later absorbed into Lennar) developed Heritage Palms Golf & Country Club, buying the roughly 814-acre site in 1997 and establishing the community in 1999. It's a bundled-golf community of about 1,662 residences — terrace and veranda condominiums, single-family homes and twin villas — with full club membership included in every home (the club's own history, Lee County GIS, and market coverage, checked August 2026).
Is Heritage Palms a 55+ community?
We can't answer that from the recorded documents yet. Heritage Palms' Amended and Restated Declaration of Covenants and Restrictions (dated March 27, 2009) sits behind the club's member login and could not be obtained from the county record this round, so this guide makes no claim about an age restriction either way. Nothing in the club's public documents — the ARC Guidelines, the cost-of-ownership and sales-and-rentals pages, the 2026 budget — mentions one (public materials reviewed August 2026); the declaration itself is still to be read.
Can a home in Heritage Palms be rented out?
Yes, for at least twenty-eight consecutive days, to one family at a time — no room rentals and no subletting — under Declaration §5.17 as the club quotes it on its Sales & Rentals page. A tenant is a guest of the member unless the owner files a $500 Transfer of Membership (copy of the lease required, up to two adults, expires after a year), which moves the club privileges to the tenant for the term. Neighborhood covenants may be stricter, and any cap on leases per year isn't published (club materials reviewed August 2026).
Can tenants bring pets to Heritage Palms?
Not without the owner's written permission: Declaration §5.18, as quoted on the club's Sales & Rentals page, bars pets for lessees except in single-family homes with the owner's express written permission, or in villas with the owner's permission where the neighborhood covenant allows it; service, therapy and emotional-support animals must be registered with the club. The owner-pet rules themselves are in the member-gated Rules and weren't read (reviewed August 2026).
Can you put up a fence or change the outside of a home in Heritage Palms?
Fences are effectively off the table: the ARC Guidelines (amended February 17, 2025) allow fences and walls only where the Architectural Review Committee approves an unusual circumstance in writing, and the board has a standing moratorium on new fences under Resolution #195. Any exterior architectural, decorative or landscape change needs an ARC application before work starts; single-family paint comes from the club's palette (with a narrow Resolution #326 exception), hedges stay under six feet and behind the front face of the house, and pool cages must be hip-roof style (reviewed August 2026).
Are there extra costs when buying a home in Heritage Palms?
Yes. The buyer pays a $7,500 Resale Capital Assessment (it funds new capital items for the community) and a $500 Membership Transfer fee at closing; the seller pays a $250 estoppel. Your neighborhood association's closing charges are separate and aren't published (club Cost of Ownership page, reviewed August 2026).
Do Heritage Palms homeowners have to join the country club?
Membership comes with the home — Heritage Palms is a bundled-golf community where every owner is a member and the club and the homeowners' association are one corporation. For 2026 that's $9,441 a year per home: $8,025 in master dues covering the two golf courses, clubhouse, fitness and tennis, $866 for Summit Broadband cable and internet, a $550 capital-improvement special assessment and a $500 food-and-beverage minimum (club Cost of Ownership and 2026 budget, reviewed August 2026).
Is Heritage Palms in a flood zone?
