And through The Golf Club at Magnolia Landing, a separately operated club whose 18-hole Gordon Lewis-designed course (opened 2007) is open to the public with memberships available: an 18-hole championship golf course, a 10,000 sq ft golf clubhouse, the Magnolia Landing Grille.
On paper, the community sits in evacuation zone D, and most of its mapped flood features (69%) fall in zone X, outside the high-risk flood area. The average assessed just value across its 1,359 residential parcels was $258,609 in the county's 2026 roll.
Two structural facts shape a purchase at Magnolia Landing more than the amenity list. The first is cost structure. Unlike the no-CDD communities scattered around North Fort Myers, Magnolia Landing sits inside the CFM Community Development District, so recurring public charges run higher than county services alone: on one sampled 2025 tax bill the non-ad-valorem line came to $2,297.82 — about $1,916.71 for the CFM CDD plus $381.11 for the Lee County solid waste assessment. That district charge is separate from HOA dues and from ad valorem property tax, and the amount varies by lot, home, and product type, so it belongs at the top of any budget worksheet rather than as an afterthought.
The second is golf, and here the trade-off runs the opposite direction from a bundled-club community. The Golf Club at Magnolia Landing — an 18-hole Gordon Lewis course that opened in 2007 — is separately operated and open to public play, with memberships available rather than attached to the home. The recorded master declaration is explicit that owning a lot conveys no vested right to use the course; playing privileges come through the golf operation itself, and every lot carries an easement for errant balls and golfer retrieval. That suits buyers who want a course at the doorstep without paying into a club whether they play or not, but it also means access is never automatic.
A few practical notes. Magnolia Landing is gated and entirely single-family — 1,055 homes governed by the Magnolia Landing Master Association, Inc. — and individual villages inside it can set stricter rules than the master, so read your village's documents alongside the master declaration. Its earlier phases were built by Aubuchon Homes and Taylor Morrison, with D.R. Horton the current builder completing it. Confirm current dues, CDD amounts, membership terms, and rental or pet rules directly with the association before relying on any of them.
